Were hiring a Sourcing Project Manager at our Real Estate & Construction office in Chattanooga TN and were looking for someone whos ready to grow with us bring energy and drive to their work and help us build the future of construction.
The Sourcing Project Manager plays a critical role in supporting EquipmentShares nationalgrowth and reports directly to the Real Estate Manager. This position is responsible formanaging the full sourcing workflow beginning with initial lead generation exposure andtransitioning into full pipeline ownership and Pre-Qualification management.
During the first 30 days the Sourcing Project Manager will participate in lead generation andfront-end research to gain a working command of EquipmentShares site selection criteria andoperational requirements. By day 60 the role transitions into a dedicated project management function overseeing all incoming property leads validating site alignment managing Pre-Qualification and preparing opportunities for internal escalation.
The Sourcing Project Manager ensures every property entered into the pipeline is rigorouslyscreened for zoning compliance operational fit and valuation alignment before advancing to the
Real Estate Manager for review. This role is responsible for maintaining clean accurate data in coordinating cross-functional review with Construction Project Managers(CPMs) and Operations leadership.
The position provides a long-term growth path into Assistant Real Estate Manager and RealEstate Manager with increasing decision authority to disqualify or escalate deals and potentialoversight of additional sourcing personnel as deal flow increases.
Primary Responsibilities
- Learn EquipmentShares property requirements and criteria for all ES verticals: Core Advanced Tooling and Site Solutions to start
- Participate in initial lead generation and front-end research to understand sourcing standards and qualification thresholds
- Enter all property leads from the Real Estate Manager and sourcing team into .
- Evaluate each property for alignment with EquipmentShares site selection criteria including yard configuration building size clear height zoning classification access utilities expansion capability and floodplain designation.
- Confirm and document zoning compliance permitted use conditional use requirements and floodplain status using municipal GIS and planning resources.
- Ensure all property data brokerage information and supporting documentation are complete and accurate within prior to advancement.
- Advance only fully vetted properties into the Pre-Qualification stage.
- Prepare structured executive summaries for District Managers and Construction Project Managers outlining site fundamentals zoning confirmation operational fit
- Share executive summaries in appropriate Slack channels and tag CPMs in for review.
- Coordinate Operations and CPM site visits during Pre-Qualification stage
- Collect CPM deliverables including site checklists scope of work (SOW) and preliminary construction budgets link to Monday entry.
- Perform Fair Market Value (FMV) comparable analysis to each opportunity prior to escalation link to Monday entry
- Notify the Real Estate Manager when properties are fully pre-qualified and ready for internal review and escalation to three level approval in Slack
- Organize and categorize properties in Monday by market submarket and qualification stage.
- Maintain organized digital files including brochures parcel maps zoning confirmations GIS exhibits and supporting documents.
- Research and log zoning rules land use requirements and permitting processes across multiple jurisdictions.
- Support outbound communication efforts with brokers and property owners as the role expands.

Skills & Qualifications
- Strong analytical screening ability and disciplined decision-making.
- Ability to manage high volumes of property leads across multiple markets with consistent documentation standards.
- Clear and structured written communication suitable for executive summaries.
- Working knowledge of zoning classifications land use controls and floodplain interpretation.
- Understanding of industrial site fundamentals including yard depth truck circulation trailer storage ingress/egress and utility capacity.
- Proficiency in Google Sheets Slack and mapping platforms such as Google Earth and municipal GIS tools.
- Strong organizational skills and ability to maintain pipeline integrity in a fast-paced environment.
- Self-motivated and dependable with a process-oriented mindset.
- Valid drivers license and ability to travel occasionally for site visits if needed.
Education and Experience
- At least 2 years of experience in commercial or industrial real estate site selection brokerage coordination development support or high-volume project management
- Experience managing property pipelines or acquisition workflows
- Experience using commercial listing platforms such as LoopNet Crexi or CoStar preferred.
- Familiarity with zoning research and industrial property requirements.
Physical Requirements
- Extended periods working at a desk and computer.
- Ability to manage several screens and platforms during research tasks.
