Hourly Pay Range (Minimum - Midpoint - Maximum):
$67.070 - $86.540 - $96.930
The stated pay scale reflects the range that Sharp reasonably expects to pay for this position. The actual pay rate and pay grade for this position will be dependent on a variety of factors including an applicants years of experience unique skills and abilities education alignment with similar internal candidates marketplace factors other requirements for the position and employer business practices.
What You Will DoThis position provides for the management of multiple capitol projects on a designated Hospital Campus. Primary responsibility is the successful delivery of all projects greater than $1M. In addition the position will supervise support staff and ensure also the successful delivery of projects less than $1M that are assigned to staff members. The position serves as the Owner Representative in dealing with the respective architects engineers contractors sub-contractors IORs and OSHPD field officials. The position has six (6) major responsibilities on every capitol project: 1) Delivery of program scope in compliance with the CBC and Sharp contracting and construction policies; 2) Budget compliance; 3) Schedule compliance; 4) Infection Control compliance; 5) Management of Owner requested changes in order to ensure Budget and Schedule compliance; and 6) Coordination of the Clinical Users and the Engineering department to plan coordinate and minimize disruptions. Responsible for budget compliance with (CIP) schedule management and management of change. Incumbent shall oversee the planning budgeting scheduling training outfitting moving communications requirements and associated transition activities.
Required Qualifications- 10 Years Direct experience in similar role. Experience must include: Technical: Strong demonstrated track record in the design and construction of acute care facilities in California in the moderate to mega construction cost range of $10M to $100M. This track record must include project delivery on or under Budget and on or ahead of schedule. Knowledge of the following is required: 1) Architectural and Engineering design (including construction document coordination with shop drawings); 2) Health care design requirements; 3) OSHPD policies and procedures during both the permitting and construction phases; 4) Bidding and Contracting; 5) Cost estimating; 6) Architecturally Significant Medical Equipment (including Just-In-Time procurement and delivery); 7) Management of Budgets; 8) Management of Schedules (including knowledge of constructability sequencing options and schedule recovery strategies); 9) Management of Owner Changes to ensure compliance with the approved Budget and Schedule; 10) Coordination of activities to minimize disruption in operating health care facilities; 11) Inspections for CBC code (especially Type I requirements); 12) Infection Control compliance (during both the design and construction phases); 13) Commissioning Punching Contract Close-Out and Move-Ins; and 14) Conflict resolution and team building.
Preferred QualificationsOther Qualification Requirements- Bachelors degree in Architecture Engineering Construction Management or other related field; or 4 years of relevant experience may substitute for degree. - Required

Develops and adheres to project budgets for capital projects under the supervision of this position. Reports variances to the Vice President of Facilities Management and Development.
Assists in the development of annual capital projects for system approval. - Project Development
Assist departmental representatives in assessing feasibility developing project requirements and identifying operational impact to the department and associate departments for proposed construction projects.
Prepare preliminary cost estimates for project. Prepare project funding requests and other necessary documentation required for the approval of the project.
Prepares or oversees the preparation of design and construction documents. Investigates alternative solutions/design plans with user and architect/engineer. Coordinates the functional and technical review of plans and specifications prepared by the consulting architect with Facilities Engineering the department and all other affected departments. - Project Management
Responsible for schedule management including the development with the General Contractor of any required recovery plans.
Responsible for Management of Change with the General Contractor Architect and User.
Solicits and reviews bids and awards contracts to contractors consultants and vendors. Adherence to SHCs contractual specifications.
Develops with the department representative architect and contractor the project schedule and adherence to the same.
Effectively manages multiple project schedules.
Administers monitors and inspects work in progress. Ensures quality and compliance with plans specifications regulatory codes and the budget/schedule. Assesses the work performed by the architects engineers and contractors related to the above.
Efficiently and competently manages problem resolution e.g. changed requirements missed deadlines etc. - Quality and Customer Service
Ensures regulatory compliance: OSHPD Infection Control SWPPP.
Creates maintains and constantly looks to improve development and implementation processes.
Interacts with customers and staff in a positive professional and cooperative manner. Assures that communication between all Project Team members is timely and complete.
Maintains a positive relationship with FMDO customers to assure needs are met in the design and construction process.
Ensures positive relationships and coordination with Facilities.
Provides FMDO representation on Sharp committees. Provides liaison with regulatory agencies related to the actual design and construction phases of the project. Maintains professional growth.
Knowledge Skills and Abilities- Knowledge of the following is desirable: 1) Evidence-based healing design; 2) BIM; 3) LEED; 4) Design Build project delivery and/or other Lean project delivery options.
- Ability to establish priorities and follow through on projects paying close attention to detail with minimal supervision.
- Ability to collect and analyze data and write accurate reports.
- Human Relations: Effective interpersonal skills ability to interact effectively with various personalities within the Sharp HealthCare system.
- Must be able to develop a means to keep others informed of progress on project and items that need a decision.
- Effective and concise written communication skills.
