Job Summary

In a safe efficient and professional manner the HVAC Technician will perform preventative corrective and predictive maintenance and troubleshoot and service commercial and industrial HVAC systems. Experience should include maintenance of ACUs AHUs heat pumps VAVs DDCs and ventilation systems. This position will perform tests rounds and analysis of data to assure the equipment is functioning properly. Experience maintaining chillers chilled water systems boilers and kitchen equipment is a plus. Other duties include but not limited to evaluating systems and providing recommendations maintaining a clean working environment and other various duties as assigned by the Account Director and/or Building Engineer while adhering to all safety and health standards. Must be able to work in a high-paced team environment and possess good oral and written communication skills.

Essential Duties & Responsibilities

Ensures efficient HVACR equipment maintenance according to established standards. Obtains reads and comprehends sequence of operation of HVACR equipment/systems controls schematics blueprints equipment service manuals and/or owners/maintenance manuals for efficient daily duties. Maintains installs troubleshoots repairs monitors operation and records readings of HVAC systems. Monitors BMS checks for refrigerant system operation efficiency stops/starts systems operates refrigerant recovery equipment vacuum pumps charging equipment and service gauges using best practice procedures. Brazes refrigerant piping and lubricates fans motors and linkages.

Analyzes and determines the root cause of any HVACR system problems/malfunctions. Informs appropriate parties of any problems/malfunctions reported or found in a timely and accurate manner. Takes corrective action as needed. Adds all remarks of problem found and how it was fixed/adjusted to the report. Also adds recommended future work. Completes/closes service report only after client is satisfied with the provided conditions.

Maintains accurate and timely equipment operating logs lubrication logs HVACR equipment operation and maintenance manuals inventory of filters and belts and spare parts air pressure drop differential logs across air filters and coils refrigerant logbooks chemical water treatment logs and refrigerant inventory. Maintains service tools and equipment in good and safe working order. Maintains clean work areas daily. Effectively orders the correct supplies as required for PMs maintenance and repairs. Efficiently stocks vehicle or maintenance shop area with proper tools and critical parts.

Assists other mechanics and operators with major repairs and maintenance of building and equipment. Works closely with CMMS planner/scheduler or recommends to supervisor how to optimize preventative maintenance tasking and program. Performs other various duties as assigned.

Follows safety practices and utilizes personal protective clothing and equipment as required by OSHA at minimum as required by company. Knows the whereabouts of all emergency equipment (i.e. fire extinguishers eyewash and shower stations first aid supplies breathing apparatus etc.) Safely uses hand tools power tools and test instruments to maintain troubleshoot and repair various types of equipment. Complies with departmental policy for safe storage usage and disposal of hazardous materials. Completes and submits job hazard analysis form prior to performing any maintenance or service work

Attends classes and seminars provided by OEMs and assigned by the supervisor. Completes and submits timesheet and any other assigned paperwork accurately and on time. Communicates effectively to determine needs. Able to work the on-call rotation for after-hours emergency work.

Qualifications

Education

(HS Diploma Under/Graduate Degree etc.)

High school diploma. Certified 2-year HVAC technical certificate or state approved HVAC license

Business Experience

(prior years work/related experience)

HVAC experience working on industrial/commercial type HVAC equipment /systems as the scope requires. Knowledge of chillers and chilled water systems a plus

Licenses/Certifications

Must possess a valid drivers license.

Must possess an EPA Universal Refrigeration License

Language Skills

Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or associates of organization. Bi-lingual is Spanish is a plus

Technical Qualifications & Skills

Prior CMMS experience required. Corrigo experience a plus. Must be comfortable using mobile devices such as tablets and cell phones.

Work Environment

While performing the duties of this job the associate is regularly exposed to moving mechanical parts and risk of electrical shock. The associate is occasionally exposed to wet and/or humid conditions; high precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is usually loud. The associate is routinely required to work at heights while using lifts and ladders to.
