Job Summary

TITLE: MAINTENANCE CUSTODIAL FLOATER 5.4.8 QUALIFICATIONS: 1. Holds an appropriate and valid Massachusetts drivers license with a good driving record. 2. A minimum of two years current experience in the custodial trade or equivalent preferred. 3. Knowledgeable of building infrastructure in particular boilers and/or heating ventilation and air conditioning units and fire alarm and sprinkler systems. 4. Ability to assume maintenance and custodial job related duties required of a physically demanding job. 5. Certification of good health signed by a medical professional in order to be appointed. Any further medical review as appropriate through a school appointed physician. 6. Ability to pass any required or mandated trainings provided by the employer such as OSHA requirements needed to perform any job related responsibility. 7. A sense of humor and a proven ability to work in a polite and friendly manner with all staff members students and with the larger educational community. 8. Knowledge of SchoolDude work order computer system preferred. 9. Such job related alternatives to the above qualifications as the School Department may find appropriate and acceptable. REPORTS TO: Head Custodian Director of Facilities and the Building Principal and/or his/her designee. JOB GOALS: 1. To provide students/staff with a safe comfortable and functional environment in which to learn play and develop. 2. To perform the cleaning maintenance repair and upkeep programs of the buildings and grounds on a daily basis and the ability to adapt to changing technologies with appropriate training provided. PERFORMANCE RESPONSIBILITIES (include but are not limited to): 1. Performs routine manual labor associated with cleaning and maintaining buildings and grounds including but not limited to washing waxing stripping and refinishing floors cleaning windows furniture walls and fixtures. 2. Ensures routine cleanliness maintenance repair and troubleshooting for all building needs during a particular shift. 3. Operates and maintains various types of grounds equipment such as tractors lawn mowers trimmers shears snow blowers and plows in a safe manner. Exhibits considerable knowledge of hand and power tools materials methods and standard practices used in the custodial and maintenance trade. 5. Performs work requiring climbing on ladders (to a maximum height of 20 feet) scaffolding and extended aerial lifts as appropriate and with the necessary certifications and/or licenses. 6. Inspects interior and exterior of buildings to advise on the need for repairs and maintenance. 7. Aids in the operation and maintenance of building systems such as boilers HVAC units plumbing and electrical systems and fire alarm and sprinkler systems. 8. Ensures the maintenance of assigned equipment and a safe clean assigned work area. 9. Interprets blueprints and sketches as necessary to complete assigned custodial and maintenance tasks. 10. Submits material estimates of time lines materials and required support staff to complete specific projects. 11. Demonstrates a working knowledge of occupational hazards and safety precautions of the trade. 12. Maintains the current school department work order database with the appropriate training. 13. May assist in the preparation of required reports and other documentation relative to the custodial operation of the building. 14. Communicates effectively with the appropriate stakeholders. 15. Ability to work with the following physical and environmental demands described below which are required to perform the essential functions of the job. a. Physical: Requires periods of physical activity requiring the ability to stand for long periods walking climbing bending crawling. The ability to lift carry and position objects weighing up to fifty (50) pounds. The ability to make swift and responsible decisions in emergency or hazardous situations. The employee must be able to communicate both through speech and hearing. The employee must have the ability to use hands and arms in order to safely operate equipment and perform the required tasks. The employee must have good vision either normally or corrected. b. Environmental: Frequent periods of outside work in all extremes of weather. Interior work where the employee may be exposed to loud noise extremes of heat and cold and the use of various chemicals some of which may be hazardous and require special handling. Work must be done within the confines of OSHA and Massachusetts General Laws pertaining to chemical usage. The employee may be required to work on ladders scaffolding or aerial lifts as well as work in confined spaces. Certification after training is the responsibility of the employee. 16. Performs such other job related duties and assumes such other responsibilities as may be designated by the Principal Director of Facilities and/or his designee. EVALUATION: SALARY: Performance of this job will be evaluated annually in accordance with procedures established by the School Committee. Per current Custodial Contract.
