This role is to manage all cost aspects of retail property developments and refurbishments ensuring commercial success from feasibility through to final account. The QS will provide cost planning procurement support contract administration and financial reporting for a range of retail property projects including high street stores retail parks and shopping centres.
This role will support in driving costs down with our main contractors and ensuring we tender costing and pricing competievly across all elements of the property role inclusive of build and furniture.
The is accountable for the management and influence of the wider relationships across BUK & Hearingcare property teams as well as contractors suppliers and maintenance teams.
This is a UK National role reporting to the Head of Property
Prepare cost estimates and feasibility studies for new retail developments or refurbishments.
Provide early-stage cost advice and value engineering input.
Prepare bills of quantities or schedules of work.
Assist in procurement strategies and tender documentation.
Evaluate tenders and provide recommendations.
Support with board paper creation and streamlining processes.
Manage budgets and monitor expenditure.
Value and agree variations claims and change orders.
Certify interim valuations and manage payment processes.
Conduct cost reporting and forecasting throughout project life cycle.
Assist in final account negotiation and agreement.
Update SAP/Asset register to allow traceability of programs and enable trend analysis
Advise on lifecycle costs and cost-in-use for retail assets.
Ensure compliance with clients commercial and financial procedures.
Engage with project teams to support design-to-budget objectives.
Liaise with legal and leasing teams for capex/opex breakdowns relevant to retail leases.
Act as the commercial point of contact for clients tenants contractors and consultants.
Prepare and present reports for internal and external stakeholders
Proven experience in cost management of retail fit-outs refurbishments or developments.
Strong understanding of JCT and/or NEC contracts.
Experience working with or for commercial retail landlords or occupiers.
Proficient in cost planning and project budgeting
Stakeholder management skills
Builds strong internal and external relationships with influence and impact.
Retail rollout or framework program experience.
Experience in live retail environments and phased works.
Familiarity with landlord-tenant lease cost responsibilities (e.g. service charges dilapidations).
UK travel required.
