Purpose of Job
To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out PPM tasks and reactive and breakdown works to all M&E systems within the site. Engineers must be able to demonstrate relevant knowledge of Air conditioning UPS Generators LV systems which will include the ability to fault find using the production of graphical information and the utilisation of current alarm data.
Key Responsibilities
- Ensure routine PPM is completed for all mechanical and electrical plant in line with site task schedules and asset lists.
- Complete reactive tasks throughout the building and proactively identify areas for improvement including concessionary stores and fabric-related issues.
- Ensure subcontractors meet contractual requirements including work approvals safety compliance and oversight during site works.
- Operate the Permit to Work system in line with BGIS Quality Health & Safety procedures and client requirements.
- Quickly remedy plant faults and defects to maintain full serviceability at all times.
- Ensure suitable spare parts are available for maintenance and reactive tasks; provide parts lists and estimated timescales for remedial work.
- Complete all paperwork for reactive and breakdown works promptly and pass to the contract administrator without delay.
- Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Build and maintain strong working relationships with BGIS colleagues subcontractors and client representatives.
- Maintain a safe and healthy working environment including wearing uniform and PPE at all times.
- Present a professional image of BGIS to clients at all times.
- Ensure plant rooms remain locked clean and tidy at all times.
- Supervise and monitor subcontractor works while they are on site.
- Action and complete assigned tasks appropriately and within required timeframes.
- Ensure all activities are carried out with full awareness and implementation of Health & Safety requirements.
- Maintain awareness of and compliance with contractual KPIs and SLAs.
- Keep the Computer-Based Maintenance System (e.g. Maximo) fully updated ensuring accurate closure of PPM and reactive tasks.
- Operate the Permit to Work System in accordance with BGIS or approved client procedures.
- Carry out any additional tasks as directed by the site management team.
- Ensure the engineering team produces near-miss reports dynamic risk assessments and detailed site activity records escalating noncompliance as required.
- Proactively verify the operation of the LOTO system in accordance with BGIS Quality Health & Safety procedures.
- Monitor and optimise building environmental conditions using the BMS to maintain acceptable internal conditions.
