The Head Real Estate Business will have complete ownership and control of the real estate vertical including land acquisition development execution sales and monetisation. This role is a business leadership position not a titular or representational role.
The incumbent will be responsible for building scaling and operating the real estate business as a profit centre with direct accountability for P&L returns and long-term value creation.
Key Responsibilities
Business Strategy & P&L Ownership
* Own the end-to-end real estate business including strategy execution and financial outcomes.
* Define growth roadmap product mix project pipeline and market positioning.
* Drive profitability cash flow management IRR and capital efficiency across all projects.
* Convert land opportunities into viable high-return real estate developments.
Land Acquisition & Deal Execution
* Lead land identification negotiation due diligence structuring and closures.
* Structure transactions including outright purchases joint development agreements (JDAs) revenue-share models and strategic partnerships.
* Assess land potential from legal zoning development and exit perspectives.
* Build and manage strong relationships with landowners brokers local stakeholders and authorities.
Project Development & Delivery
* Oversee the complete lifecycle of projectsfrom concept and feasibility to approvals and execution.
* Ensure projects are delivered on time within budget and to defined quality standards.
* Drive value engineering and cost optimisation without compromising long-term asset value.
* Manage external consultants architects contractors and internal execution teams.
Sales Marketing & Monetisation
* Own pricing strategy launch planning inventory management and revenue realisation.
* Define and execute go-to-market strategies aligned with target buyer segments.
* Drive sales velocity through effective channel partner management and marketing alignment.
* Ensure a strong customer experience and brand credibility.
Financial & Commercial Management
* Prepare and evaluate project feasibility studies and financial models.
* Work closely with finance teams on funding structures cash flows and cost controls.
* Monitor collections working capital cycles and project-level profitability.
* Present periodic performance updates to promoters / board.
* Develop comprehensive project and portfolio reports using Word narratives Excel-based financial analysis and PowerPoint presentations for promoter/board reviews.
* Create sales dashboards inventory trackers and return analyses on Microsoft Office platforms.
Governance Risk & Compliance
* Ensure full compliance with RERA statutory approvals environmental norms and local regulations.
* Identify and mitigate legal regulatory market and execution risks.
* Uphold high standards of governance transparency and ethical dealings.
Team Leadership
* Build and lead a lean high-performance real estate team.
* Establish accountability speed of execution and decision ownership.
* Leverage external partners and consultants strategically to optimise outcomes.
Authority & Decision-Making
* Authority over land deals project launches pricing strategy consultant and contractor selection within approved investment thresholds.
* Autonomy to structure transactions aligned with business objectives.
* Direct access to promoters for strategic decisions.
Candidate Profile
Experience
* 1525 years of experience in real estate development.
* Proven track record in land acquisition deal structuring and project delivery.
* Demonstrated ownership of project-level or portfolio-level P&L.
* Experience across residential plotted developments villas or premium housing preferred.
Skills & Attributes
