Job Summary

Performs preventive maintenance troubleshoots and repairs commercial property by self- performing or coordinating subcontracting of the following duties

Essential Duties & Responsibilities

Performs preventive maintenance work orders according to schedule.

Executes all work in safe and professional manner by completing all work accurately and on time.

General cleaning of property trash and grafitti removal pressure washing recycling deficiency reporting. Office & bathroom cleaning supplies mopping carpet shampooing & tile scrubbing

Performs Landsaping/Snow removal duties light tree trimming irrigation knowledge and support plant watering in summer months clear and salt walkways during snow events

Maintains and repairs interior and exterior finishes of buildings reports deficiencies

Paints interior and exterior walls and trim light poles trash cans mall office general touch ups around property

Light electircal bulb and ballast changes emergency lighting deficiency reporting

Assist customer in maintaining tools equipment. Completes and submits paperwork daily logs accurately and on time.

Communicates with all on-site vendors and coodinates work timelines access for vendors deficiency reporting

Light plumbing repairs to mall offices and restroom general plumbing troubleshooting and reporting

Qualifications

Education

(HS Diploma Under/Graduate Degree etc.)

Two year with combination of training education and experience.

Business Experience

(prior years work/related experience)

Two to five years maintenance experience and familiarity

Licenses/Certifications

Valid drivers license

Language Skills

Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Technical Qualifications & Skills

Strong Problem Solving and Logic Required

Must be able to read and understand Standard Operating Procedures Local Operating Procedures and retain and use information in execution of daily job duties

Must be able to adapt to rapidly changing situations

Possess the ability to work overtime on short notice

Must be self-motivated and have the ability to handle multiple jobs with minimal supervision

Ability to apply common sense understanding to carry out instructions furnished in written oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations

Ability to calculate figures and amounts such as discounts interest commissions proportions percentages area circumference and volume. Ability to apply concepts of basic algebra and geometry.

Manages time wisely remains productive while working independently.

Works required hours. Is available during non-work hours as needed and responds to emergency calls in a timely manner.

Communicates effectively with client to determine and service needs.

Work Environment

While performing the duties of this job the associate is regularly exposed to moving mechanical parts and risk of electrical shock. The associate is occasionally exposed to wet and/or humid conditions; high precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is usually loud. The associate is routinely required to work at heights while using lifts and ladders to.
