Job Summary

In a safe efficient and professional manner the Maintenance Technician II completes required PMs and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a flow to the work concept. The technician will exhibit an ownership attitude.

Essential Duties & Responsibilities

  • Abides by all safety guidelines including OSHA regulations lock-out/tag-out etc.

  • Conducts regular shift rounds to check systems and equipment identify issues and document performance.

  • Maintains troubleshoots and performs substantial equipment repairs both independently and as part of the facilities maintenance team.

  • Inspects and evaluates operating characteristics such as speeds pressures vacuum and vibration; replaces expendable parts (belts hoses fluids filters etc.) as needed.

  • Performs preventative maintenance and diagnoses malfunctioning systems including:

    • HVAC equipment fire life safety systems plumbing and electrical systems

    • Transformers motors MCC panels/circuits and variable frequency drives

    • Dock equipment (overhead doors dock levelers dock locks seals)

    • Building and parking lot lighting photoelectric eyes emergency and exit lights exterior 120V outlets

  • Repairs and rebuilds mechanical and electrical systems and components such as pumps valves and pneumatic solenoids. May also perform light carpentry painting and plumbing work.

  • Handles administrative tasks including parts ordering PO creation vendor coordination and participation in project meetings.

  • Documents work in the CMMS analyzes results and recommends updates to preventive maintenance lists.

  • Communicates effectively with coworkers and customers ensuring clarity on work requests progress and completion timelines.

  • May oversee maintenance projects and complex equipment repairs providing guidance to subcontractors.

  • Performs other duties as assigned by the Site Manager.

Qualifications

Business Experience
4 years experience and/or training including the application of mechanical electrical plumbing carpentry skills/concepts required. An equivalent combination of training education and manufacturing maintenance experience is acceptable.

Licenses/Certs
Valid drivers license Fork truck operators license JLG operators license required.

Language Skills
Ability to interpret a variety of instructions furnished in written oral diagram or graphic form. Key elements include the ability to interpret safety rules operating and maintenance instructions and procedure manuals.

Ability to write routine reports and correspondence. Must have a working knowledge of MS WORD be able to send/receive emails and manage an email box. Must be able to operate the work order system and maintenance-specific software such as Building Automation.

Ability to speak effectively before groups of customers and/or employees.

Technical Qualifications & Skills

  • Ability to use hand and small/large power tools

  • Able to disassemble/reassemble fixtures fans pumps HVAC equipment and other building-related equipment

  • Able to demonstrate general plumbing electrical and carpentry skills

  • Able to demonstrate an understanding of building systems and operations including HVAC plumbing electrical Life Safety Systems and building envelope

  • Able to competently operate a forklift scissor lift and aerial lift

  • Ability to operate a personal computer cell phone and/or electronic tablet

  • Able to function with dynamic priorities adapting to changing customer expectations and completing work requests efficiently with high-quality standards. This may include taking the initiative to productively manage unexpected downtime remaining productive while contributing to high-quality results

  • May need to support non-customary schedules and weekend work

  • Ability to calculate figures and amounts such as discounts interest commissions proportions percentages area circumference and volume. Ability to apply concepts of basic algebra and geometry

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists

While performing the duties of this job the Technician is regularly required to stand for extended intervals with occasional scheduled breaks walk use hands to finger handle or feel reach with hands and arms stoop kneel crouch or crawl and talk or hear. The individual frequently is required to climb stairs and ladders. The individual must regularly lift and/or move up to 70 pounds at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.
