Job Summary

Our client is a vertically integrated real estate development company based in Philadelphia specializing in mixed-use and multi-family developments throughout the Greater Philadelphia region. They are seeking an experienced Superintendent to join their growing team.

The Superintendent will oversee full ground-up construction operations including subcontractor management material procurement and daily site inspections. This role is responsible for planning coordination budgeting scheduling execution and overall supervision of projects from inception through completion.

Essential Responsibilities include:

  1. Oversee and manage construction projects from initial planning through completion with minimal supervision ensuring all work is completed on or under budget and in the most cost-effective manner without compromising quality.
  2. Prepare and manage project scopes resource requirements cost estimates budgets schedules quality controls and risk assessments for each project.
  3. Establish and oversee project budgets cost controls bid packages change orders and design selections; negotiate revisions as needed.
  4. Manage procurement quality assurance and risk mitigation throughout all phases of construction including planning design building occupancy and closeout.
  5. Coordinate and schedule subcontractors and vendors to ensure work meets quality standards aligns with project timelines and that weekly schedules are distributed.
  6. Interpret analyze and communicate plans contract terms and technical details to administrative staff field teams and clients while representing the owners interests.
  7. Select contract and supervise subcontractors and tradespeople including electricians plumbers HVAC technicians stonemasons and carpenters.
  8. Collaborate closely with architects engineers and other specialists to refine plans and maintain cost control.
  9. Track daily deliveries verify incoming shipments and choose suppliers based on cost quality and availability.
  10. Execute timely and detailed buyouts for all project trades materials and equipment.
  11. Review Bills of Materials and manage inventory to ensure materials are available for upcoming work.
  12. Coordinate with city and other jurisdiction officials to obtain required permits certificates of occupancy licenses and approvals.
  13. Build and maintain effective relationships with city inspectors to ensure full compliance with regulations.
  14. Secure and maintain all necessary insurance requirements for each job site.
  15. Quickly investigate and address delays emergencies and other issues while keeping all stakeholders informed.
  16. Oversee site safety including performing regular safety audits.

Highly Qualified Candidates Will Possess:

  • Bachelors in Construction Management or equivalent combination of technical training and/or related experience.
  • Minimum 7 years of Construction Management experience required.
  • Proven ability to build strong networks with Philadelphia based subcontractors for foundations framing plumbing electrical etc. required.
  • Significant familiarity with multi-unit residential construction; including the ability to read and interpret building plans.
  • Experience with accepted industry practices materials and techniques knowledge of common and general code requirements environmentals ADA requirements mechanical systems and components permitting processes and requirements.
  • Strong knowledge of OSHA safety requirements and policies required OSHA30 Certification strongly preferred.
  • Experience using construction management software a plus.
  • Proficient verbal and written communication skills to effectively communicate with a wide variety of people with diverse backgrounds of all levels and disciplines.
  • Ability to work independently and as part of a team.
  • Exceptional organizational skills with the ability to prioritize and manage multiple projects simultaneously (multi-tasker).
  • High attention to accuracy and detail.
  • Active listener and effective communicator.
  • Must have a valid drivers license and reliable transportation which can be used for job-related travel.
