Job Summary:
This role oversees conceptual and negotiated construction projects throughout the preconstruction phase. The position provides leadership and strategic guidance across conceptual estimating pricing value engineering scheduling and overall project profitability.
Key Responsibilities:

Participate in integrated project team formation and project goal development.
Develop conceptual budgets estimates and identify future project scope.
Prepare schedule blocking and collaborate on project phasing and logistics planning.
Organize track and manage all preconstruction-related tasks and deliverables.
Perform quantity take-offs from construction documents using spreadsheets and estimating software.
Develop and implement estimating procedures including spreadsheets formulas and presentation formats.
Evaluate subcontractors suppliers material costs and pricing structures.
Identify qualify and incorporate subcontractors and suppliers into project plans.
Lead project logistics planning during preconstruction.
Manage estimating and budgeting efforts for multiple projects simultaneously.
Analyze materials and construction phases to identify cost-saving alternatives through value engineering.
Attend and actively participate in project planning and coordination meetings.
Guide projects through all preconstruction phases to ensure successful execution.
Collaborate closely with internal leadership owners and architects throughout preconstruction.
Basic Qualifications:
Bachelors degree in Construction Management or a related field.
10 years of progressively responsible experience in the construction industry.
Knowledge Skills and Abilities:
Strong understanding of predevelopment and preconstruction processes.
Expertise in conceptual estimating budgeting cost analysis value engineering cost control and scheduling.
Excellent verbal and written communication skills with internal and external stakeholders.
Ability to travel to project sites as needed and possess a valid drivers license.
