主な業務内容/ Major Responsibilities

営業事業開発/ Sales & Business Development

  • WorkDynamics営業チームと連携しクライアント課題の体系的整理課題解決型の提案書作成コストスケジュール分析含むおよび高度なプレゼンテーション実施を主導する

Lead systematic client issue analysis solution-oriented proposal development (including cost/schedule analysis) and advanced presentation delivery in collaboration with the Work Dynamics Sales team.

  • 新規ビジネスおよび既存アカウントでの成長BusinessExpansionの機会を戦略的に特定推進し部門の収益目標達成に貢献する

Strategicallyidentifyand pursue new business opportunities and organic growth within existing accountscontributingtoachievingdepartmental revenue targets.

プロジェクトオペレーション管理/ Project & Operations Management

  • トランジション活動の全体統括運用開始日DAY-1の円滑なローンチ支援を行い現場/他事業部門/リージョナルチームと連携してビジネス拡大を戦略的に主導する

Oversee comprehensive transition activities (ensuring smooth DAY-1 operational launch) and strategically lead business expansion in collaboration with onsite teams other business divisions and regional teams.

  • 小規模プロジェクトの計画管理実行国内および第三者ベンダーを交えた大規模案件のoversight/フォローアップを統括管理する

Provide unified management for planning managing and executing small-scale domestic projects as well as oversight and follow-up for large-scale projects involving third-party PM vendors.

ステークホルダー管理/ Stakeholder Management

  • 社内外の関係者と円滑で高度なコミュニケーションを実施しクライアント営業現場FM/PM法務財務人事等各部門との強固な信頼関係を構築して目標達成へ導く

Execute seamless and sophisticated communication with internal and external stakeholders building strong relationships with clients sales onsite FM/PM Legal Finance HR and other departments to drive goal achievement.

  • FM関連コンサルデューデリジェンスベンチマーキング等を提供しプロジェクトに関わるクライアントサプライヤーとの関係構築維持を戦略的に推進する

Provide FM-related consulting services (due diligence benchmarking etc.) and strategically advance relationship building and maintenance with clients and suppliers involved in projects.

リスク財務管理/ Risk & Financial Management

  • プロジェクトおよびプログラムリスクの体系的抽出早期報告解決推進を部門レベルで統括する

Oversee systematic identification early reporting and resolution of project and

program risks at the departmental level.

  • 各案件の予算管理コスト削減回避目標達成コストスケジュール変更のタイムリーな報告申請を部門全体で管理し収益性向上に責任を持つ

Manage project budget control cost reduction/avoidance target achievement andtimelycost/schedule change reporting and applications across the department taking responsibility for profitability improvement.

組織運営人材管理/ Organizational Operations & Human Resource Management

  • 必要時運用準備のトランジション業務アカウント管理を担い新任マネジャー着任までのオンサイト業務などの一時的バックアップを組織的に調整する

Systematically coordinate operational transition work/account management whenand provide temporary backup including onsite operations until new manager appointment.

  • 直接間接スタッフのマネジメントにおいてチームメンバーの育成計画策定パフォーマンス評価キャリア開発支援を実施し部門全体のスキル向上と人材定着を図る

Manage direct and indirect staff by developing team member development plans conducting performance evaluations and providing career development support to enhance departmental skills and talent retention.

  • 部門の組織目標設定業務プロセス改善チーム内コミュニケーション促進を主導し高いチームパフォーマンスを維持する

Lead departmental goal setting business process improvement and team communication enhancement tomaintainhigh team performance.

品質イノベーション管理/ Quality & Innovation Management

  • 組織力向上のためのベストプラクティスソリューション提案導入を統括しIoTAI等の新しい業務アプローチの積極的検討展開を部門戦略として推進する

Oversee best practices and solution proposal/implementation for organizational capability enhancement and promote active consideration and deployment of new operational approaches such as IoT and AI as departmental strategy.

  • JLLとクライアント間のSLAサービスレベルアグリーメントに基づくサービス提供を部門全体で管理しサービス品質の継続的向上を図る

Manage service delivery based on Service Level Agreements (SLA) between JLL and clients across the department ensuring continuous service quality improvement.

収益管理/ Revenue Management

  • 営業及びコンサル業務WDAセールスチームとの連携収益拡大のためのサービス提案を戦略的に推進しチーム内ファイナンス管理コスト削減目標設定と達成タイムリーなコストスケジュール変更管理を部門長として統括する

Strategically advance sales and consulting activities (collaboration with WDA Sales Teams and service proposals for revenue expansion) and oversee teamfinancial management cost reduction target setting and achievement andtimelycost/schedule change management as department director.

必須要件/ Essential Requirements

コミュニケーション語学力/ Communication & Language Skills

  • 日英双方のビジネスレベルでのコミュニケーション能力書面口頭プレゼンを有し多様なステークホルダーとの効果的な意思疎通が可能であること

Fluent business-level communication skills in both Japanese and English (written verbal presentation) with ability to communicate effectively with diverse stakeholders.

専門経験/ Professional Experience

  • FM領域またはPM領域での8年以上の実務経験を有しそのうち3年以上の管理職経験またはチームリーダー経験を有すること

Minimum 8 years of practical experience in FM or PM domains including at least3years of management or team leadership experience.

  • プロジェクト予算進捗コストマネジメント経験に加え複数プロジェクトの同時管理および部門レベルでの予算管理経験を有すること

Experience in project budget progress and cost management plus simultaneous management of multiple projects and departmental-level budget management experience.

組織運営力/ Organizational Management Capabilities

  • 社内外関係者マトリクス組織ベンダーサプライヤーマネジメント経験に加え5名以上のチームマネジメント経験および人事評価育成経験を有すること

Experience managing internal/external stakeholders matrix organizations vendors and suppliers plus team management experience of 5 members and HR evaluation/development experience.

  • 組織目標の設定管理業務プロセス改善チームビルディングの実践経験を有すること

Practical experience in organizational goal setting and management business process improvement and team building.

実行推進力/ Execution & Leadership Capabilities

  • 複雑な課題案件でも主体的に行動し解決までリードできる実行力推進力に加え部門戦略の策定実行および変革管理の経験を有すること

Strong execution and leadership capabilities to proactively act and lead resolution of complex issues plus experience in departmental strategy formulation/execution and change management.

  • 調整交渉調査課題抽出ドキュメンテーション等における高い業務遂行力および部下への指導育成能力を有すること

High performance capabilities in coordination negotiation investigation issue identification documentation and subordinate guidance/development abilities.

適応協働力/ Adaptability & Collaboration Skills

  • ストレスフルな環境でも柔軟に適応し優先順位を自ら設定調整できるスキルに加え組織全体の業務優先順位の調整最適化能力を有すること

専門資格/ Professional Certifications

  • 関連資格保有者例PMPIFMACFMプロジェクト/ファシリティマネジメント関連の公的資格であり特に管理職向け研修修了者を優遇する

Holders of relevant certifications (e.g. PMP IFMA CFM or other recognized project/facility management credentials) with preference for those who have completed management training programs.

業界技術経験/ Industry & Technical Experience

  • 建設設計CRE関連の知見国内外のプロジェクト経験を有しDXやデジタルツール例CMMSPowerBI等の導入活用経験および組織への展開経験を有すること

Knowledge and experience in construction design or corporate real estate with domestic and international project experience plus experience in DX and digitaltool(e.g. CMMS Power BI) implementation/utilization and organizational deployment.
