Overview
A senior and commercially driven Area Manager opportunity within a dominant and well established estate agency group covering Newbury and the wider West Berkshire region. This role is ideal for an experienced multi office leader who delivers growth increases instructions improves fee averages and consistently raises the performance levels of managers and valuers.
You will be responsible for the full commercial and operational success of a network of high performing sales and lettings branches. You will also work closely with board level directors to deliver strategic expansion plans and protect the brand reputation across every office.
This is a senior role requiring strong leadership exceptional estate agency experience advanced KPI knowledge outstanding communication skills and a proven record of market share growth.
Core Responsibilities
Fully manage a multi branch estate agency network across West Berkshire with accountability for revenue profitability market share and team performance
Drive daily activity including prospecting valuation generation listing conversions pipeline progression and fee protection
Coach branch managers valuers and senior staff through structured training shadowing live appointment support and one to one development sessions
Conduct regular performance meetings with each branch covering call output valuation numbers instruction conversions SSTC activity withdrawal levels fee averages and customer satisfaction scores
Lead weekly or bi weekly pipeline reviews with a focus on forecasting accuracy and predictable income delivery
Implement performance improvement plans immediately when required and monitor progress closely to ensure recovery
Support valuers on premium listings and high value instructions both residential sales and lettings
Drive recruitment across the area ensuring the business attracts and retains high performing managers valuers negotiators and administrative staff
Maintain consistent brand standards across all branches including customer experience marketing material quality office presentation and online presence
Guide marketing and lead generation activity including portal performance social content local campaigns letters outreach programs and area saturation strategies
Analyse data and KPIs daily and make precise commercial decisions that improve output and strengthen market position
Oversee compliance with all regulatory requirements including AML checks Right to Rent Consumer Protection Regulations deposit legislation Privacy regulations and internal audit policies
Liaise with senior leadership to build short term and long term growth strategies across valuations instructions lettings and sales
Regularly complete competitor and market analysis to identify opportunities to increase footprint and strengthen dominance within West Berkshire
Present branch and area performance updates to directors with clear action plans and growth recommendations
Requirements
Extensive estate agency leadership experience at branch manager plus level or area level within a high volume or premium brand
Strong record of multi office or regional performance including instruction growth higher average fees expanded territory coverage and improved conversion ratios
Advanced understanding of residential sales lettings valuations marketing sales progression and customer retention
Strong leadership qualities with the ability to elevate managers and teams to consistently high standards
Confident with data analysis and KPI interpretation including conversion ratios valuation to instruction rates pipeline forecasting and revenue mapping
Excellent communication skills suitable for managing teams and updating board level directors
Proven experience turning around underperforming offices and building high energy cultures that produce consistent results
