Role Summary
The Property Management Branch Manager is the strategic and operational leader responsible for the entire property management portfolio and team within the branch. This role ensures the maximization of asset value tenant retention efficient maintenance operations and complete compliance with all property laws and owner agreements. The manager is the key liaison between property owners/investors and the operational staff guaranteeing high-quality service delivery and accurate financial reporting.
Core Duties & Responsibilities (Briefs)
Portfolio Oversight: Manage and optimize the performance of the assigned portfolio of properties (residential commercial retail) ensuring high occupancy rates and rent collection efficiency.
Team Leadership: Lead train and direct the Property Management team including Leasing Agents Maintenance Coordinators and Administrative staff to achieve operational excellence.
Financial Reporting: Oversee all financial aspects of property management including rent collection arrears management expense control and preparing detailed timely financial reports for property owners/investors.
Maintenance & Contracts: Manage all property maintenance repair and CAPEX projects. Negotiate and oversee service contracts (e.g. security cleaning) to ensure cost-effectiveness and quality.
Tenant/Owner Relations: Serve as the primary point of contact for complex tenant disputes and high-level owner communications maintaining satisfaction and adherence to lease terms.
Compliance & Risk: Ensure full compliance with all local property laws health and safety regulations and legal requirements pertaining to leases evictions and property operations.
Strategic Planning: Develop long-term operational plans for portfolio growth revenue enhancement and risk mitigation.
Requirements
Education: University qualification of at least a Bachelors degree in Business Administration Real Estate Management or a related field along with specialized certifications in property management (e.g. CPM RMP or equivalent).
Professional Experience:
Technical Skills: Full knowledge of all Microsoft Office programs (Word Excel PowerPoint) advanced capability in financial reporting via Excel and proven experience with Property Management Software (PMS) and CRM systems.
Leadership Skills: High-level skills in planning organization and leadership including effective resource allocation problem-solving and conflict resolution.
Financial & Legal Acumen: Strong understanding of property accounting principles (P&L budgeting) and local tenancy/lease laws.
Work Pressure: Ability to withstand work pressure and manage multiple critical deadlines simultaneously in an operations-intensive environment.
