Relevant trade licenses or permits as required (e.g. Journeyman Master Electrician City Licenses)
EPA Section 608 Universal certification for refrigerants
Valid drivers license with a clean driving record
Proficiency in Microsoft Outlook Excel and Word
Experience with HVAC systems boilers pumps compressors and water systems
Familiarity with energy management systems and building operations
TRAVEL REQUIRMENT:
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Inspect and maintain HVAC systems including air handlers chillers boilers and rooftop units.
Diagnose and troubleshoot HVAC issues ensuring timely and effective repairs.
Monitor building automation systems (BAS) and adjust settings for optimal energy efficiency.
Perform seasonal HVAC system start-up and shutdown procedures.
Conduct routine inspections of building infrastructure including roofs windows doors and structural components.
Maintain logs and records of HVAC performance maintenance activities and repairs.
Assist with capital improvement projects related to building systems and infrastructure.
Support daily operations and maintenance of mechanical electrical and plumbing systems as well as general building maintenance.
Supervise maintenance staff when applicable; assign and monitor maintenance tasks and projects.
Perform preventive maintenance including filter changes motor lubrication lamp and fixture replacements belt inspections and adjustments motor bearing replacements and shaft alignments.
Recommendenhancements to the preventive maintenance program.
Develop and maintain building-specific maintenance procedures.
Coordinate maintenance activities with external contractors and technicians.
Manage inventory and stock control for maintenance supplies.
Respond promptly to emergencies (e.g. fire equipment failure) and tenant concerns.
Ensure compliance with all relevant codes regulations and safety practices.
Provide regular updates on building operations through monthly reporting.
Complete all required safety training annually.
Maintain a professional appearance and adhere to uniform standards.
PHYSICAL DEMANDS
