JLL shapes the future of real estate through world-class services advisory and technology.The AssociateProperty Managerrole in Property & Asset Management (PAM) focuses on delivering exceptional property management contributing to the Centre of Excellence and maintaining strong client relationships.

Key Responsibilities

Asset Management Relationship

Act as the main point of contactfor Asset Manager on your assets and lead this relationship in a dynamic and professional manner.

Lease and Legal Management:

Receiving progressing and making recommendations to the Asset Manager on occupier applications for consent to alter their demised property wayleaves or to underlet or assign their leasehold interest

Ensure tenant compliance with lease covenants and obligations recommending remedies to breaches and managing any issues through to conclusion

Respond to technical queriesin regards tothe lease or licences

Resolving occupier matters that may influence valuation/investment considerations

Financial Management:

Work withJLL Accounts teams toManage financial accountability including liaison with clients and tenants to manage cashflow (charge raising non-recoverable expenditure etc) and includingworking withcredit control and accounts payable processeswhere required

Service Charge:

Prepare and manage service charge budgetsand reconciliations and cash flow in accordance with RICS guidelines.

ESG:

Work with various ESG and FM teams on ESGinitiatives and implementation.

Align clients ESG strategy with JLLs responsibilities.

Inspections:

Undertake regular inspections of portfolio properties and ensure high standards of presentation are met identified issues resolved promptly and recorded as directed.

Transactions/Transitions:

Handleproperty in/outtransitions due diligence and support disposalsincluding liaison with 3rdparties such as solicitors

Client Reportingand Meetings:

Provide relevant content forclientreporting andattend client meetings as per client requirements.

Understand client PMA asset strategies and KPIs.

Occupier Engagement& Customer Experience:

Engage with occupiers to maintain high customer satisfaction.

Gather intelligence onoccupierbusiness activityon behalf of client.

Assisting in the delivery of customer experience initiatives across the portfolio in close liaison with SMEs and service partners

Works

Working with third parties and other JLL teams on Major Works and other site-based projects

Health & Safety:

Understand relevant Health and Safety legislation and implement compliance measures.

Insurance:

Support annual insurance renewal process

Haveoversite of all insurance mattes across the site

Void property management:

Undertake necessary management action on behalf of the client and their insurers.

Fees:

Ensure allfees work that falls outside the PMA or isaagreed additional fee is raised and tracked.
