Job Summary

This Real Estate Representative II position requires intermediate level experience and will assist with real property acquisitions for water supply conveyance storage and infrastructure reliability and protection projects.

The typical duties of the Real Estate Representative II include but are not limited to the following: Assist with research and analyze title reports and property records to determine rights interests and encumbrances; Assist with negotiating with property owners; Assist with the preparation and review of high-quality technical documents such as easements deeds licenses permits leases written reports correspondence and other similar documents; Assist with conducting market analyses and feasibility studies; Assist with performing inspections to identify and verify physical property location and salient characteristics; Assists with the preparation of project cost and schedule estimates for Real Property Acquisition involvement on Capital Improvement Projects; Effectively communicate with internal and external stakeholders both orally and in writing; Assist with reviewing engineering plans; Assist with providing solutions and recommendations on price and terms; Assist with the relocation of residential and non-residential property owners under Uniform Relocation Act; May assist with the coordination of surplus property dispositions pursuant to the requirements to the California Department of Housing and Community Development (HCD) under the Surplus Lands Act and Metropolitan Administrative Codes and procedures.

Applicants at this level must understand real estate principles for negotiations and standards of practice and adhere to ethical standards for the right-of-way profession.

Schedule: 44/36 Monday through Friday with every other Friday off. Monday through Thursday 9 hours per day 8 hours per day every other Friday. Start times are no earlier than 6:00 am and end times are no later than 6:00 pm.

Hybrid: Metropolitans current practice in this position is a hybrid work schedule. This typically includes two days a week in person and the other days remote. This is subject to change dependent on organizational addition a telework policy is scheduled for negotiations and once completed and implemented will provide final direction on the hybrid schedule.

Travel: This position will require travel to various District facilities throughout the service area sometimes requiring overnight stay in the project area.

EMPLOYMENT STANDARDS
MINIMUM QUALIFICATIONS
Education and Experience: Bachelors degree from an accredited college or university in a related field and two years of relevant experience; of which two years must have been at the Real Estate Representative I level (or higher).

Relevant experience is defined as assisting with acquisitions and negotiations of real estate transactions.


CERTIFICATIONS LICENSES AND REGISTRATION REQUIREMENTS
Employees in this position may be required to obtain and maintain the following certifications licensing and registrations:

Licenses: Valid California Class C Driver License or equivalent that allows you to drive in the course of your employment (Required at the time of application)
