Job Description

Job Title: Maintenance Supervisor

Position Summary:
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of commercial properties ensuring all building systems and infrastructure are functioning efficiently and safely. This role includes hands-on maintenance work coordination with vendors and direct supervision of maintenance technicians. The ideal candidate will possess strong technical expertise leadership skills and a commitment to developing team members through training coaching and mentoring.

Key Responsibilities:

Perform and oversee routine inspections repairs and maintenance of HVAC plumbing electrical systems and general building infrastructure.
Respond promptly to service requests and troubleshoot issues to ensure tenant satisfaction and operational efficiency.
Conduct and schedule preventative maintenance to reduce downtime and extend equipment life.
Maintain the cleanliness and appearance of building exteriors including landscaping and parking areas.
Collaborate with property management to prioritize and schedule maintenance tasks and projects.
Maintain accurate records of work orders completed tasks inventory and vendor services.
Ensure all maintenance activities comply with safety regulations building codes and company policies.
Coordinate and supervise external contractors and service providers for specialized repairs or projects.
Provide excellent customer service to tenants addressing concerns professionally and promptly.

Supervisory Responsibilities:

Directly supervise and support two maintenance technicians.
Provide ongoing training and hands-on instruction in technical skills safety procedures and equipment use.
Coach and mentor team members to enhance their performance technical knowledge and career development.
Monitor work quality and provide constructive feedback to ensure high standards are maintained.
Track and document all training activities and progress for each technician.
Foster a collaborative and accountable team environment.

Qualifications:

High school diploma or equivalent required; technical certification in HVAC electrical plumbing or facilities maintenance preferred.
Minimum of 35 years of experience in commercial property maintenance with at least 1 year in a supervisory or lead role.
Strong working knowledge of building systems and general maintenance practices.
Proven ability to train coach and mentor team members effectively.
Excellent problem-solving communication and interpersonal skills.
Ability to manage multiple priorities and work both independently and as part of a team.
Proficiency in using maintenance management systems and basic computer applications.
Valid drivers license required.
