Role Overview

As a Senior Retail Property Accountant you are the cornerstone of financial integrity and operational efficiency across the retail portfolio. You bring a blend of technical expertise in retail property accounting a collaborative spirit across property operations and investment management and proactive leadership to ensure accurate financial reporting seamless lease administration and strategic cash management to ensure Retail Space Accounting processes are running with maximum efficiency.

**This is an onsite in-person position located at one of our Regional Community Support Centers. Eligible locations include: Atlanta GA; Charlotte NC; Dallas TX; Houston TX; Orlando FL; Phoenix AZ**

The Closer

  • Manage all monthly and annual close processes for the retail portfolio including preparation of income statements balance sheets and cash reconciliations.
  • Ensure accuracy and completeness of all financial statements and account reconciliations.
  • Partner with Operations to review and support annual budgeting and forecasting.
  • Prepares and monitors cash flow forecasts to support proactive portfolio management and funding decisions.

The Collaborator

  • Work closely with Community Managers and Investments to ensure:
    • Accurate allocation of invoices between multifamily and retail spaces.
    • Final signed leases renewals and amendments are properly filed and accessible.
    • Lease options and renewals are tracked and communicated.

The Technical Expert

  • Demonstrate a deep understanding of retail property accounting including:
    • Accounting treatment for leasing commissions tenant improvements (TIs) and capital vs. operating costs.
    • Preparation of comprehensive CAM reconciliations for multiple tenants including expense caps base years operating expense pools and tenant reimbursements.
    • Lease administration and abstraction identifying key terms for accounting and CAM setup.
    • Setup of tenants and CAM pools within the retail accounting system based on lease abstracts.
    • Proper accounting treatment for common areas parking garages and out-parcels.
    • Calculation and recording of monthly straight-line rent and related schedules.

  • Takes pride in producing high-quality accurate work and meeting deadlines consistently.
  • Maintains clear and consistent communication with Community Managers Regional Managers and Investment Management teams regarding financial statements cash management and operational results.
  • Assists in developing documenting and communicating accounting policies and procedures.
  • Identifies opportunities for process improvements and participates in implementing best practices across the accounting function.

Qualifications

  • 5 years of recent Retail Property Accounting experience with a working knowledge of generally accepted accounting principles and financial accounting processes and systems
  • Bachelors degree in accounting or related field required; CPA or MBA a plus
  • Strong communication planning organizational quantitative and problem-solving skills
  • Exceptional attention to detail while performing multiple assignments under tight deadlines
  • Proficiency in Microsoft Excel and Word and property management software; OneSite experience a plus
