Position Summary:
The Project Manager oversees the full lifecycle of manufactured home readinessfrom site prep and installation to refurbishing preowned inventory and managing the home warranty & service programto deliver homes that meet Showroom Ready standards on time and on budget. Youll coordinate vendors and contractors drive quality control through standardized checklists manage inventory accuracy and partner closely with Sales and Corporate teams. This role is hands-on detail-obsessed and central to the success of Roberts Resorts & Communities.

PERFORMANCE OBJECTIVES:
Home Installation & Turnkey Delivery
- Ensure new homes are 100% complete within 45 days of installation including utilities skirting steps/porches A/C set and final punch.
- Measure and mark lots for accurate home placement; verify set plans block/anchor requirements and material needs.
- Coordinate all trades (transport/set crews electrical plumbing HVAC trim-out) to prescribed schedule and quality standards.
- Complete and document the 19-Point Inspection Checklist (or equivalent QC) prior to Sales turnover.
- Refurbishment of Preowned Inventory
- Own the refurbishing pipeline for preowned homes from intake assessment through Showroom Ready.
- Scope repairs (interior/exterior) obtain bids schedule work and verify completion to standards (paint flooring fixtures appliances roof/trim steps skirting deep clean).
- Maintain before/after photo documentation and cost tracking to protect margin and inform pricing/turns.
- Home Warranty & Service Management
- Lead the home warranty program for new and recent closings: intake triage dispatch scheduling homeowner communication and closure.
- Diagnose whether issues are warrantable vs. resident damage; coordinate vendor repairs and verify corrections.
- Track cycle times parts and labor; maintain accurate warranty logs and homeowner communication records.
- Escalate manufacturer or installer warranty claims with required documentation; follow through to resolution.
- Vendor Budget and Inventory Control
- Build and manage a reliable vendor network; enforce scope schedule safety and workmanship standards.
- Code invoices for all home activity and ensure timely processing/approval in Avid.
- Order and track parts/supplies for new and preowned homes; minimize rush orders and dead inventory.
- Track and update inventory status daily (from PO to closing) and maintain homes in market-ready condition (upkeep cleanliness curb appeal).
- Communication Reporting and Systems
- Provide weekly status updates to Sales on home readiness constraints and ETA to turn.
- Build maintain and update Smartsheet dashboards for schedules budgets inventory turns warranty logs and vendor workloads.
- Ensure accuracy and timeliness of department reports; support special projects as assigned.
- Maintain a clean professional appearance and represent Roberts Communities with residents vendors and inspectors.
Requirements
KEY COMPETENCIES:
- Results & Time Management: Consistently delivers homes within SLA (45-day install-to-complete; target refurb turn times).
- Technical Know-How: Working knowledge of manufactured home set trim-out plumbing electrical HVAC coordination and finish standards.
- Quality & Safety: Uses checklists photos and punch processes to enforce workmanship and safety compliance.
- Vendor Leadership: Clear scopes fair bids disciplined scheduling and firm follow-through.
- Customer Focus: Professional empathetic communication with residents and new buyersespecially during warranty claims.
- Systems Proficiency: Smartsheet (dashboards dependencies) Avid/AP coding basic spreadsheets email and mobile photo documentation.
- Adaptability: Responds to urgent needs and weather/supply disruptions without losing momentum.
EDUCATION & EXPERIENCE:
- High School Diploma or GED required; trade coursework or certifications a plus.
- 3 years in residential project maintenance or construction managementmanufactured homes or residential housing strongly preferred.
- General knowledge of plumbing electrical HVAC coordination and grounds/finish standards required.
- Valid drivers license with a clean driving record.
PHYSICAL REQUIREMENTS:
- Constantly stand walk push pull lift grasp bend and kneel; Frequently use arms and hands.
- Manual dexterity for handling paperwork and using office equipment.
- Clear vision and hearing for reviewing documents and communicating effectively.
- Capability to lift up and carry up to 50 pounds.
