Position Summary:
The Lease Analyst is responsible for reviewing interpreting and maintaining accurate lease data within the companys lease management system ensuring compliance with lease accounting standards (ASC 842 ). This role includes the accounting and analysis of Lease GLs (BS and P&L) as lease payment processing. The Lease Analyst collaborates closely with Real Estate Accounting and FP&A teams to ensure timely and accurate financial reporting of all lease-related obligations.
Key Responsibilities:
Review and abstract lease agreements amendments renewals and terminations to identify key financial operational and legal terms.
Maintain and update lease data in the lease administration or accounting system (CoStar Blackline).
Record and process monthly lease payments (RE and Fleet) real estate taxes CAM and insurance charges ensuring accuracy and proper classification.
Perform real estate tax analysis by reviewing landlord statements validating billed amounts against lease terms and reconciling variances.
Review and analyze CAM and insurance reconciliations ensuring accuracy of pass-through charges and compliance with contractual terms.
Record accruals and prepare journal entries for rent CAM insurance and property tax expenses as part of the monthly close process.
Reconcile balance sheet and income statement GL accounts related to lease liabilities ROU assets and occupancy-related accruals.
Ensure all lease-related accounting entries comply with ASC 842 and company policy.
Collaborate with Real Estate and Legal teams to confirm lease details expense responsibilities and amendment impacts.
Support internal and external audits by providing documentation schedules and reconciliations for lease CAM insurance and tax accounts.
Participate in process improvement initiatives to streamline lease accounting and expense reconciliation processes.
Assist in ad hoc projects including system enhancements new lease conversions and portfolio reporting analysis.
Qualifications:
Education: Bachelors degree in Accounting Finance Business Administration or related field.
Experience: 2 5 years in lease accounting real estate accounting or lease expense analysis.
Knowledge:
Strong understanding of lease accounting (ASC 842) and occupancy cost management.
Familiarity with real estate tax CAM and insurance billing and reconciliation processes.
Experience with lease management and ERP systems (Oracle or similar).
Skills:
Strong analytical organizational and problem-solving skills.
High attention to detail and accuracy.
Advanced Excel skills and ability to work with large data sets.
Excellent communication and collaboration across departments.
