Job Summary

Position: Project Manager

Location: Trivandrum

We are seeking an experienced Project Manager to oversee MOR Realtors' joint venture construction projects land banking operations and plotting developments. The role involves supervising project execution conducting land feasibility assessments managing regulatory approvals and ensuring successful delivery of all development initiatives.

Key Responsibilities
1. Land Banking & Feasibility Assessment
Conduct comprehensive land feasibility studies for potential acquisitions
Perform site reconnaissance and location analysis
Execute due diligence: title verification encumbrance checks legal scrutiny
Assess physical parameters: topography soil conditions accessibility utilities
Analyse zoning regulations FSI/FAR and development potential
Prepare detailed feasibility reports with viability recommendations
Coordinate with legal team surveyors and valuers

2. Joint Venture Project Supervision
Supervise and monitor MOR Realtors joint venture construction projects with partner
builders
Act as MOR on-site representative ensuring quality timelines and specifications is
met.

Coordinate with JV partners contractors and consultants for smooth execution
Conduct regular site inspections and progress monitoring

3. Plotting & Layout Development
Plan and execute plotting projects and layout developments
Coordinate with architects/town planners for layout approvals
Oversee site development: roads drainage water supply electrical infrastructure
Monitor land levelling boundary demarcation and plot marking
Supervise common amenities: compound walls gates streetlights landscaping

4. Statutory Approvals & Regulatory Compliance
Manage end-to-end statutory approval processes
Obtain building permits layout approvals and development permissions
Coordinate NOCs from Fire PWD KSEB Water Authority Pollution Control Board
etc.
Process environmental clearances and land conversion applications
Ensure RERA registration and compliance
Liaise with Panchayat Municipality Corporation and Town Planning authorities
Ensure adherence to Kerala Building Rules NBC and local bylaws

5. Project Planning & Monitoring
Develop project schedules and milestone tracking systems
Monitor progress against timelines and identify variances
Prepare monthly project status reports and MIS updates
Track budgets and expenditures
Use MS Project or equivalent tools for schedule management

6. Quality & Risk Management
Ensure construction quality standards across supervised projects
Conduct quality inspections and identify deviations
