Job Summary

  • Assist in planning directing and training service staff including performance feedback and scheduling.
  • Coordinate communication with ownership/asset management through appropriate channels.
  • Monitor and document maintenance tasks including appliance replacement repairs and preventive maintenance.
  • Maintain inventory ensure shop cleanliness and comply with safety and OSHA standards.
  • Assist in budget preparation monitor expenses and create purchase orders for maintenance supplies.
  • Perform and oversee various maintenance tasks including pool/spa inspections apartment cleaning and painting.
  • Identify capital improvement needs and obtain estimates or bids as directed.
  • Ensure adherence to fair housing policies company procedures and maintain confidentiality.
  • Maintain required site-level logs and support software provisioning within defined access parameters.
  • Be available for a flexible work schedule including weekends and on-call responsibilities.

Qualifications :

REQUIREMENTS

High School diploma and related Vocational Training and/or equivalent work experience

Excellent mechanical and electrical aptitude - must score 80% or higher on the pre-employment maintenance test.

HVAC knowledge and EPA certification Type I & II or better including 410A Certification.

Ability to provide direction and instruction to subordinates and to communicate effectively and efficiently with residents supervisors vendors and others.

Previous plumbing electrical mechanical drywall repairs carpentry and pool/spa maintenance experience. VG 800.870.13.4 08/25 3 of 2

Must be able to read and write with English proficiency. Previous hotel commercial and/or apartment maintenance experience preferred.

Previous supervisory experience preferred.

Must be comfortable with the use of software mobile devices and computer related hardware

o Must be able to remain in a stationary position for a period of time as required by the position.

o Must be able to move/traverse inside the office to access office machinery cabinets etc.

o Constantly operates/uses a computer and other office productivity machinery such as keyboard printer/scanner etc.

o Occasionally ascend/descend stairs or step ladder and/or otherwise position self to access documents in filing cabinets etc.

o Must be able to communicate accurate information and ideas so others will understand.

o Ability to observe/identify details at close long or peripheral range.

o Ability to move push pull a minimum of 50 lbs. as needed.

o Ability to work in both indoor and outdoor environments including hot/cold temperatures.
