The Opportunity
Were seeking an experienced strategic Real Estate and Facilities Manager to lead the cost-effective brand-aligned growth and stewardship of GWNETXs property portfolio. This key leader will oversee real estate development facilities operations safety/compliance and vendor management-ensuring our stores donation centers and facilities operate efficiently safely and profitably.
What Youll Do
Strategic Real Estate & Portfolio Management
- Lead site selection acquisitions relocations and lease renewals across Northeast Texas.
- Oversee lease negotiations CAM audits and administration of all real estate agreements.
- Maintain portfolio performance metrics: return on assets occupancy cost % and facility condition index.
- Develop market plans that align to mission ROI and community impact goals.
Facilities & Property Management
- Lead the Facilities Manager and maintenance team; manage vendors (HVAC electrical janitorial security etc.).
- Enforce brand standards and safety compliance; oversee preventive maintenance and inspections.
- Manage budgets capital improvements and lifecycle strategies for major assets.
- Ensure compliance with OSHA ADA IBC/NFPA and environmental standards.
Project Management & Development
- Direct site remodels tenant improvements and ground-up construction projects.
- Manage project budgets schedules and contractors to deliver on time and within scope.
- Coordinate permits inspections and close-out documentation.
Safety Risk and Sustainability
- Oversee property-related EHS programs and required life-safety inspections.
- Maintain business continuity and emergency response plans.
- Drive energy-efficiency initiatives and sustainability programs.
Leadership & Financial Stewardship
- Develop and coach facilities staff; foster accountability and operational excellence.
- Manage CAPEX/OPEX budgets analyze variances and support long-range capital planning.
- Partner cross-functionally with Retail Logistics and HR to ensure operational alignment.
What Were Looking For
- Bachelors degree in Business Real Estate Construction or related field (required).
- 7 years of progressive real estate/facilities leadership in multi-site retail logistics or nonprofit settings.
- Proven success in lease negotiation project management and vendor performance management.
- Strong knowledge of OSHA ADA IBC/NFPA codes and facility safety standards.
- Financial acumen (CAPEX/OPEX ROI and forecasting).
- Excellent communication negotiation and stakeholder-management skills.
- Valid drivers license and insurable driving record required.
- Ability to travel within the GWNETX territory; occasional evenings/weekends as needed.
