The Position:

The Building Operator is responsible forprovision of support and services to all members of staff to ensure the safeefficient operation of the school. Duties include general maintenance of thebuilding structure and systems minor repairs preventative maintenance tasksefficient operation of the school building systems swimming pool event setup/take down and provision of assistance to other Facilities staff in theperformance of their duties when required. Must be able to work in a safetyconscious and team-oriented environment. Must maintain a consistent and goodattendance record in accordance with school policy.

Specific Accountabilities:

  • Dailymonitoring of Maintenance Request electronic ticketing/work order system and completing the same under the direction ofthe Building Manager or Director of Facilities.
  • Visuallyinspecting pumps fans motors pipes belts etc. and reporting problems to theBuilding Manager or Director of Facilities.
  • Performperiodic maintenance tasks such as greasing bearings replacing filters andbelts where required.
  • Performchemical tests of heating chilled and pool water along with adding relevantchemicals to maintain correct readings.
  • Carry out repairs to defective equipment ifwithin capabilities or assisting other staff or contractors with such repairs.
  • Monitor theBuilding Automation System (BAS) and investigate equipment failures/alarms.
  • Minorbuilding maintenance and repairs including but not limited to:
    • Hangingof picture frames cork boards/whiteboards assembly of furniture etc.
    • Caulkingpainting floor tiling etc.
    • Carpentrywork as required.
  • Minorplumbing including but not limited to faucetreplacement toilet and trap cleaning/unplugging.
  • Minor electrical repairs such as light and ballastreplacements.
  • Maintain theupkeep of mechanical and electrical rooms.
  • Managerental user groups and assist with set ups tear downs and transitions.
  • Providingsupport to Grounds staff in the event of heavy snow falls or other emergencysituations.
  • Conductregular safety and property inspections and report any noted deficiencies to the building services manageror Director of Facilities.
  • Relocate andmove furniture as required for room setups and takedowns for events andfunctions working with Room Bookings personnel as required.
  • Respondsto calls/requests made over the walkie-talkie (i.e. from Security or mainFacilities office).
  • Allother duties which may be requested by management.

Physical Demands

  • Frequentlifting carrying and moving of heavy objects including materials furnituremechanical equipment fixtures excess of 65lbs.
  • Workingin dusty and dirty conditions (i.e. workshop service tunnel mechanical/electrical rooms etc.) with arequirement for frequent use of Personal Protective Equipment.
  • Standingfor long periods and working overhead or from a crouched or bending position.
  • Use ofladders and manlifts.

General Requirements

  • Teamplayer with excellent interpersonal and organizational skills.
  • Goodcommunication skills able to deal directly with faculty staff students andvisitors interpret requests and translate into action.
  • Self-motivatedwith a strong desire to provide excellent service.
  • Neatand tidy appearance at all times with a requirement to wear a uniform providedby the college at all times when on duty.
  • Abilityto work outside of core business hours when required.
  • Committedto continuous professional development through attendance at trade shows andparticipation in further education courses.

Qualifications Knowledge and Experience

  • Education:Completion of Building Environmental Systems Operator I/II or equivalenteducation/ work experience.
  • Experience:1 - 3 years minimum experience working within a building operator/maintenancerole.
  • Strongknowledge in building systems including HVAC BAS life safety and electricalsystems.
  • Goodcomputer skills experience in the use of Microsoft Word Excel and Gmail(email).
  • GoodKnowledge of general building repairs and materials.
  • Goodknowledge of minor electrical repairs.
  • Goodknowledge of minor plumbing repairs.
  • Abilityto perform minor repairs to mechanical and electrical equipment i.e. changingfan belts or filters.
  • Abilityto read floor plans/set-up diagrams along with excellent reading and writingskills.
  • Experiencedwith the safe use and operation of shop and hand tools.
  • Workingknowledge of industry standards and safety guidelines WHMIS OHS Act AODA.
  • Mustpass a Vulnerable Sector Police Background check.
