Madden Industrial Craftsmen is looking for aBUILDING ENGINEERto join a commercial team in Bellevue. This is a direct hire position!

Candidates will have daily contact with tenants requiring customer service skills and they will also relate well with other members of the property management team. He/she will be knowledgeable in basic plumbing electrical and mechanical equipment and have the ability to read blueprints and work independently.

This position is responsible for the preventative maintenance and ongoing maintenance and repair of all major building systems including HVAC mechanical electrical security and plumbing as well as responding to tenant requests.

Shift Monday - Friday 7:00 - 3:00

BUILDING ENGINEER RESPONSIBILITIES

Establish and maintain a relationship with tenants contractors and vendors for goods and services required for daily efficient building operation.
Respond to and handle service requests from tenants in conjunction with property management work order system.
Perform or coordinate with outside vendors to perform preventative maintenance/maintenance or repair of all building systems including plumbing HVAC mechanical electrical and energy management systems.
Program and maintain the buildings automation systems HVAC life safety and security controls.
Have knowledge of low/high voltage electrical systems.
Have knowledge of all fire/life safety systems including alarms fire sprinklers standpipes smoke/heat sensors emergency lighting public address systems elevator recall etc.
Be knowledgeable of and maintain records of all locking hardware and lock systems in the building.
Assure time and materials are recorded and charged.
Assure general cleanliness of all shops storage mechanical and common areas.
Operate and maintain energy management security and fire/life safety surveillance systems as required. Operate and schedule maintenance of fire/life safety systems as required.
Be a part of the building fire and life safety team. Conduct and coordinate with outside vendors fire and life safety system testing and maintenance.

BUILDING ENGINEER REQUIREMENTS

Must have solid understanding of contracts associated with operation of buildings.
Must have knowledge of all building systems including HVAC plumbing mechanical security electrical and energy management systems.
Ability to use various hand tools.
Ability to read and understand construction drawings and specifications.
Strong time management record keeping multi-tasking and decision making skills.
Basic skills in software such as Microsoft Excel Word SharePoint and Outlook.
Must be able to pass a pre-employment drug test and background check.
Must have a clean driving record.
This person must be capable of attaining a Washington 07-Electrical license.
