To supervise coordinate and perform buildingmaintenance repair and construction activities for Maryland State Policefacilities statewide including work in plumbing carpentry electrical HVAClocksmithing painting welding and related trades. Additionally this rolewill manage subordinate staff and contractors across multiple trades andensuring work is completed in compliance with codes safety standards andproject specifications.

Organizes assigns and inspects maintenancerepair and construction work performed by state personnel and outsidecontractors across multiple trades including HVAC electrical plumbingmasonry and carpentry.

Supervises skilled and semi-skilled trades staff; provides training evaluatesperformance recommends personnel actions and enforces workplace safety andconduct standards.

Evaluates staff performance writes job observations and performs
and documents Performance Evaluation Program (PEP) reviews with subordinates.

Addresses submitted tickets for maintenance repairs and issues and
responds to written and verbal requests for maintenance service.

Conducts regular facility inspections to assess infrastructure conditionidentify hazards and schedule preventive maintenance.

Oversees vendor coordination forcontracted work; reviews invoices
and job performance for compliance.

Develops job scopes and specifications for both in-house work and contractedservices; ensures work is executed in compliance with code safety standards(e.g. OSHA MOSH) and agency expectations

Estimates and orders construction materials required for assigned
maintenance and renovation projects.

Manages the requisition of materials tools and supplies; verifiesreceiptand quality; ensures inventories are properly maintained

Assists the Administrator Ill Operations asneeded to support
divisional planning reporting and project execution.

Responds to emergencies after hours and makes operational decisions to protectlife safety minimize damage and restore functionality.

Performs advanced-level repair and diagnostic work in one or more
trades including HVAC troubleshooting electrical system repair plumbingsystem maintenance and structural/carpentry renovations.

Diagnoses and corrects complex building system malfunctions includingcontrols distribution systems and equipment-level faults.

Interprets and updates technical drawings schematics wiring diagrams andconstruction plans to perform and oversee accurate installations ormodifications.

Leads specialized or high-complexity projects that require trade masterycross-discipline coordination or in-field judgment beyond routine repairs.

Operates advanced diagnostic tools and trade-specific equipment to testcommission or verify system performance and safety compliance.

Operates agency-owned heavy equipment such asbackhoes Bobcats and pickup trucks as necessary for project and facilityneeds.

Performs snow removal duties using designated equipment during
winter weather events ensuring facility access and safety.

Interacts with agency staff vendors and external partners to
determine maintenance needs and service priorities.

Responds to emergency call-outs and urgent maintenance situations during andoutside of regular work hours.

Maintains professional and courteouscommunication with stakeholders and building occupants.

Performs all other assigned duties necessary to support the safe efficientand reliable operation of Maryland State Police facilities.

Education: Eighth grade.

Experience: Two years of experience in the building maintenance orbuilding construction trades including one year of experience assigningreviewing and approving the work of other building maintenance or buildingconstruction workers.

Note: Candidates may substitute U.S. Armed Forces militaryexperience at a rank of Corporal/Petty Officer or higher as a non-commissionedofficer in utilities classifications or mechanical maintenance managementspecialty codes in utility systems repair on a year-for-year basis for therequired experience.

Preference will be given to applicants who possess the followingpreferred qualifications. It is important that you include clear and specificinformation on your application regarding your qualifications.

Preferred Qualifications:

1. Experiencemanaging and coordinating vendors

2. Experience inthe trades of HVAC Plumbing or Electricity

3. Experience ina supervisory role

4. Experiencemanaging multi-site operations within a regional territory

Employees in this classificationmay be assigned duties which require the operation of a motor assigned such duties will be required to possess a motor vehicleoperators license valid in the State of Maryland.
