Scion is paving a path in student living and were seeking a talented Asset Management Associate to join us in executing our vision. This position is responsible for optimizing operational performance creating value at the individual asset and portfolio level and mitigating portfolio risk. With oversight over a a large portfolio of owned assets this position will incorporate a value-oriented approach to improve the long-term financial performance of the portfolio.

The Asset Management Associate will work in a fast-paced agile corporate environment. This role demands principled industry knowledge well-honed analytical skills a proactive nature and excellent communication.

This position is based out of our home office in downtown Chicago IL and is fully on-site.

Responsibilities:

  • Lead the creation and maintenance of property business plans and capital improvement plans through collaboration with FP&A operations accounting capital and investment management teams.
  • Collaborate with FP&A and other teams to develop annual budgets and periodic reforecasts for each property within the portfolio.
  • Review monthly quarterly and annual budget variance reports identifying and presenting areas of concern and potential areas of improvement to senior management.
  • Collaborate with senior management to evaluate capital improvement opportunities prioritize projects and create implementation plans.
  • Combine a long-term mindset with a proactive approach towards each asset through analysis and execution of opportunities and present results to senior management
  • Conduct on-site inspections of properties within the portfolio to develop a complete understanding of each property opportunities for growth and assess operational and management performance. Communicate concerns to relevant stakeholders when expectations are not being met.
  • Perform comprehensive market research to evaluate local rental rates study competitive properties and identify trends opportunities and potential risks to formulate strategic recommendations and property-level business plans.
  • Provide analytical support to determine the ROI of operational and leasing strategies redevelopment prospects and other ad hoc property opportunities. Implement appropriate value enhancing strategies through collaboration with operations capital and investment management teams.
  • Identify and oversee repositioning opportunities. Create financials models to justify major capital improvements and repositioning strategy. Opine on project scope anticipated rent premiums and own the ongoing implementation to ensure ROI is met.
  • Monitor retail lease expirations renewals and tenant performance.
  • Work closely with brokers to fill vacant retail space with quality tenants.
  • Manage retail tenant relationships.
  • Maintain and integrate company-wide valuation model.
  • Maintain JV Promote models.
  • Monitor and analyze existing debt obligations for each property including loan terms interest rates and maturity dates.
  • Assist with debt refinance and disposition processes.
  • Assist with due diligence process on acquisition projects and with the transition of newly acquired properties into portfolio asset management platform.

Qualifications:

  • Bachelors degree in real estate finance economics or other STEM background. MBA or advanced degree is a plus
  • 3-5 years of relevant experience in real estate finance and analytics; Prior experience specifically with asset management in commercial real estate
  • Advanced analytical skills with an ability to convey complex datasets and information to internal management and external partners
  • Advanced financial modeling skills and advanced proficiency with Microsoft Excel Word and PowerPoint

Operational Details:

  • Job location is based at Scions Chicago corporate headquarters. Willingness to travel up to 50% of the time.
  • Working hours consist of standard daytime business hours with flexibility during peak times.

The base salary range for this full-time position is base bonus benefits. Our salary ranges are determined by role level and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range individual pay is determined by work location and additional factors including job-related skills experience and relevant education or training.
