Job Duties:

This full-time position is responsible for daily operation maintenance and repair of assigned housing buildings including custodial equipment repair preventative maintenance building checks plumbing electrical HVAC and carpentry repairs. This position will interact with students faculty dining facilities and other campus staff. This position to follow safe work practices follow industry standards for maintenance/repairs have good communication and record keeping skills. Employee shift is 7:00 am 3:30 pm Monday through Friday with occasional overtime as directed. This position will be required to respond to a 24-hour maintenance phone on a rotation with other staff.

75% Operation maintenance and repairs of facilities

  • Perform plumbing systems preventative maintenance and repairs including faucets sinks showers valves urinals flush valves water closets bottle fillers water fountains eyewash stations recirculating pumps sump pumps backflow devices.

  • Repair replace or assist with replacement of pumps and couplings for domestic water and heating systems including lubrication of all pumps and motors according to established preventative maintenance schedules or as requested.

  • Perform preventative maintenance such as cleaning and auguring drain/waste lines

  • Perform HVAC preventative maintenance and minor repairs for air handlers (including filters belts bearings and pulleys/sheaves) unit heaters pumps heating ventilation roof top exhaust units and chilled water systems.

  • Perform maintenance and repairs on air compressors.

  • Perform electrical systems troubleshooting and repairs including replacement of lights switches receptacles hand dryers microwave/refrigerator units LED conversions motor replacements.

  • Perform checks maintenance and replacement of batteries for generators UPS systems fire alarms etc.

  • Install/Replace stand alone (independent from FACP) smoke detectors in resident hall student rooms.

  • Perform minor carpentry repairs such as maintenance repairs and adjustments of windows screens blinds shades doors and door hardware including lock mechanisms closers door operators.

  • Replace ceiling tiles minor repairs of ceiling systems floor tiles flooring and base

  • Completes assembly installation and repairs of residence hall furniture dressers desks cabinets and furnishings display boards restroom partitions and accessories

  • Performs minor equipment repairs such as hand dryers washers dryers custodial and kitchen equipment.

  • Perform weekly generator inspections.

  • Perform minor wall repairs and paint touch ups.

  • Perform inspections of fire extinguishers exit lighting fire alarms and other fire suppression systems.

  • Perform building inspections and meter readings.

  • Provide first response for fire alarm calls other system alarms and leak investigations.

25% Miscellaneous Work

  • Install and maintain air conditioning units.

  • Coordinate and direct student workers to assist with daily work activities.

  • Complies with recognized environmental health and safety standards and safe work practices.

  • Attends relevant training in respect to achieving the assigned tasks.

  • Assists skilled trades with their maintenance and repair work as needed.

  • Keeps work areas clean organize and maintain supplies tools equipment and equipment/storage areas. Inventory items as determined.

  • Perform building checks identify deficient items and submit work orders for deficient items.

  • Performs other maintenance work as necessary for the University to function with a minimum of interruptions.

  • Uses campus e-mail and internet programs for communication and information as needed to compliment campus protocol.

  • Performs record keeping for all activities above.

Key Job Responsibilities:

  • Receives responds and prioritizes service requests
  • Documents activity on equipment and systems to ensure optimal and safe operation
  • Monitors diagnoses and communicates buildings maintenance operational needs according to established policies and procedures from start to completion
  • Performs scheduled and unscheduled preventative maintenance on building systems and equipment

Department:

Facilities Management is comprised of Building Maintenance and Grounds Custodial Services Heating Plant Administration and Facilities Planning and Engineering. The campus is comprised of 2.4 million square feet on approximately 135 acres including 55 buildings of which 22 are academic/research 12 support services and 21 for university housing. The campus has its own utilities of steam chilled water data and electricity.

Compensation:

Minimum starting salary of $19 up to $22 per hour. A six-month probationary period is required. Required Qualifications:

  • General knowledge of HVAC systems and equipment.

    General knowledge of plumbing systems and equipment.

    General knowledge of electrical systems and equipment.

    Mechanical aptitude and ability to troubleshoot issues.

Preferred Qualifications:

  • Experience in HVAC systems with the ability to maintain troubleshoot and repair.

  • Experience in plumbing systems fixtures and equipment with ability to troubleshoot and repair.

  • Experience in electrical systems with ability to troubleshoot and repair.

  • Experience in mechanical systems preventative maintenance procedures.

  • Experience with Work order system software such as TMA system.

  • Experience in facilities maintenance of higher education health care or institutional environment.

  • Customer service experience in working with a diverse community.

  • Ability to follow through with directions work independently and work in a team environment.

  • Experience repairing and maintaining custodial equipment.

  • Experience using a multimeter and reading wiring diagrams.

  • Preventative maintenance experience.

Highly Desired

  • Good verbal and written communication skills.

  • Interpersonal skills necessary to interact effectively with a diverse community including students coworkers supervisory and other University employees in order to maintain a smooth functioning work unit.

  • Good work habits such as attendance punctuality accountability thoroughness and resourcefulness.

  • Ability to prioritize schedule and coordinate work with supervisor maintenance staff students and other trades.

  • Attention to detail and craftsmanship.

Special Requirements

A valid Wisconsin drivers license is required for the operation of all state licensed vehicles.

Basic smartphone tablet and computer skills including email internet and record keeping.

Sufficient manual dexterity with one hand to be able to operate hand and power tools and manually complete paperwork such as recording items on work orders and receiving documents.

Working Conditions and Environment

Willingness and adaptability to work under unpleasant conditions such as dusty or dirty areas or in extreme heat or cold areas of low lighting including confined spaces and the use of personal protective equipment for such spaces.

Employee must wear safety toe shoes during entire shift and is responsible to wear additional PPE as determined necessary by employee/supervisor during job duties.

Ability to perform duties within extreme temperature ranges.
