Minimum Qualifications:

  • 6 years of experience in an occupational field related to the work assigned to the position or a combination of related education formalized apprenticeship program and/or relevant experience in an occupation related to the work assigned equal to six (6) years (i.e. carpentry plumbing electrical repairs locksmith building systems structural repairs etc.)
  • Must be a Colorado Resident
  • Must possess a valid drivers license

Preferred Qualifications:

  • 3 years or more experience in an Essential Personnel role.
  • 7 years or more of experience in an occupational field related to the work assigned (i.e. carpentry plumbing electrical repairs locksmith building systems structural repairs supervising maintenance/structural trades teams etc.).
  • 3 years or more experience in a commercial setting such as a university or hospital.
  • 2 years or more of supervisory experience in a trade discipline.

Physical Requirements:

  • While performing the duties of this job the employee is frequently required to move. This position involves climbing balancing stooping kneeling crouching reaching handling and fine motor skills. Tasks may involve looking at computer screen continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more depth perception and accommodation and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold heat and atmospheric conditions. May have exposure to electrical shock exposure to toxic or caustic chemicals.

    This position is a working supervisor and will be accountable to the Trades Manager. The position will be responsible for leading supervising and working alongside the work group in the trade disciplines of carpentry painting locksmithing and general maintenance. This position will assist the Trades Manager in developing and implementing operational and strategic maintenance plans that directly support the Facilities Services mission to deliver efficient and cost-effective services. This position supports campus sustainable principles and practices and takes initiative to protect department budgets while maximizing service delivery. As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies as needed / required. This position will review and approve payroll and leave reporting for the assigned staff members.

    Leadership and Supervision

    • Lead and supervise the assigned work group ensuring work is performed safely efficiently and in compliance with codes standards and organizational policies.
    • Complete yearly evaluations in accordance with University Staff and Classified staff rules and update position descriptions as needed.
    • Resolve staff conflict immediately and in accordance with HR guidelines and policies.
    • Assist staff in professional self-development monitor job-related performance and drive training and professional development participation to maintain high quality service delivery.
    • Monitor the quality and timeliness of all work completed by the assigned work group and implement changes as needed to produce high quality work in accordance with APPA level II guidelines.
    • Respond to customer service needs quickly and effectively and ensure that the assigned work group does the same.
    • Build positive service relationships with campus stakeholders and outside vendors.
    • Collect and utilize deferred maintenance and Facility Condition Index (FCI) data to determine immediate and long-term maintenance requirements.
    • Respond to emergencies on campus leading team response to mitigate life-safety and property loss events.

    Reactive and Preventative Maintenance (RM/PM) work utilizing WebTMA

    • Utilize CMMS software (TMA 7) to submit assign track and review work requests for the assigned work group.
    • Ensure that CMMS is being correctly utilized by the assigned work group to manage and document work tasks.
    • Communicate all pertinent work order information to the customer and ensure that customer is notified of work completion.
    • Assign predictive / preventative maintenance tasks to the assigned work group within TMA.
    • Manage assigned equipment and tool inventories within TMA and ensure data is current and accurate.
    • Complete all assigned work orders per department directions and guidelines.

    Financial Project and Operational administrative support

    • Participate in all maintenance operations as needed.
    • Put together bids/estimates from various supply distributors and vendors for campus maintenance/repair projects.
    • Recommend process improvements and equipment recommendations for more efficient operation.
    • Serve as the trade specific liaison and resource for the Trades Manager Office of Planning Design and Construction consultants and project managers to provide broad knowledge of the structural / general maintenance aspects of buildings and associated components within buildings.
    • Provide outage communications to campus in support of projects and maintenance operations.
    • Assist department leadership by managing assigned work group purchases and staying within allocated budget constraints.
    • Work with the Trades Manager Materials Acquisition and Distribution Supervisor and vendors to streamline department ordering and delivery processes.
    • Audit staff work orders to ensure chargebacks are accounted for.
    • Assist with coordinating the purchasing of equipment and supplies so campus service requirements are maintained.
    • Responsible for timely processing and payment of external provider invoices.
    • Maintain a procurement card for emergency purchasing and complete monthly accruals in accordance with all applicable guidelines.

    Snow and Ice Removal

    • Perform snow removal and ice control duties as assigned by Supervisor and department requirements.
    • Use equipment and vehicles necessary to remove snow and ice from walkways roads entrances etc.
    • Apply ice melt where necessary to prevent dangerous conditions and unnecessary slips falls and injuries.

    Candidates must understand and comply with the following:
