Job Summary

Job Summary
The Maintenance Technician is responsible for performing a wide range of building maintenance and repair tasks to ensure the proper functioning and upkeep of facilities. This role requires versatility in handling various aspects of building maintenance including interior repairs lighting systems plumbing and equipment maintenance.

KEY RESPONSIBILITIES:
  • Perform routine preventive maintenance on buildings equipment and systems
  • Diagnose and repair mechanical electrical and plumbing issues
  • Respond promptly to maintenance requests and emergency situations
  • Conduct regular inspections of premises and equipment
  • Perform general carpentry painting and minor construction tasks
  • Hang pictures install keyboard trays repair office furniture systems etc.
  • Painting locksmith work tenant services requests etc. and general maintenance.
  • Assist with HVAC systems maintenance and repairs
  • Move office furniture machinery equipment and other materials as requested
  • Perform assigned facility inspections and due diligence efforts; report on as-found conditions
  • Ensure compliance with safety regulations and building codes
  • Manage inventory of maintenance supplies and tools
  • Maintain accurate records of maintenance activities and repairs
  • Collaborate with other departments to coordinate maintenance schedules
  • Recognize danger and safety hazards; propose methods to eliminate them
  • Record equipment readings setting and status changes and noteworthy operational occurrences in appropriate log books

GENERAL MAINTENANCE:
  • Painting and sweeping of mechanical and equipment rooms
  • Maintaining lighting in mechanical rooms equipment rooms elevators and service and public areas
  • Maintaining order in tool room and workshop
  • Recording electrical and water meter readings.
  • Writing managing executing and/or supervising any client required Change Requests


Qualifications
  • High school diploma or GED equivalent
  • Completion of an applicable technical training program desirable
  • Minimum of 3 years of applicable working experience in general building repair and maintenance or construction
  • Knowledge of building systems including electrical plumbing and HVAC
  • Proficiency in using various hand and power tools
  • Strong customer service skills

Preferred Qualifications
  • Certifications in specific trade areas (e.g. HVAC electrical)
  • Experience with building automation systems
  • Knowledge of energy conservation practices
  • Trade school education union training military service or college is desirable
  • Experience using Microsoft Office (Word Outlook Excel Teams)

Physical Work Abilities and Requirements
This position requires frequent walking climbing bending kneeling lifting stooping and working/extending overhead including:
  • Lifting a maximum of 50 lbs.
  • Using ladders up to 30 ft and working from heights.
  • Climbing a ladder while carrying a tool bag weighing approximately 20 lbs.
