Description

Position Summary:

Reporting to the designated Director of Facilities the Facilities Manager is responsible for the condition appearance and efficient effective and safe functioning of the physical facility and all its systems. The Facilities Manager will develop implement and monitor plans policies and procedures to manage the environment of care according to all applicable regulations and requirements of accrediting and regulatory agencies. The FM is also responsible for all management functions of the department relating to all resources including personnel financial real estate and energy. FM is expected to be available via phone or text to respond to emergency situations such as fire alarms burglar alarms snow storms or other off hour situations requiring oversight.

Primary Responsibilities:

Responsible for the Environment of Care

    1. Ensures facility is maintained in a manner that adheres to aspects of Infection Control and Life Safety protocols.
    2. Routinely rounds facility & grounds and enters work orders to have infrastructure repaired or replaced as needed.

2. Manages and administers the Building Services Department.

  1. Develops and implements management monitoring and control systems to ensure efficiency safety compliance and effectiveness of facility operations.
  2. Oversees all building services functions; ensures timely and proper completion of all tasks and adherence to deadlines.
  3. Ensures all Building Services staff are trained supervised properly & evaluated and meet all employee requirements in addition to those specific to the position.
  4. Develops and promulgates policies and procedures as needed to protect facility and staff and ensure smooth operation of building systems.
  5. Institutes preventive maintenance and other mechanisms to keep systems and structures in excellent serviceable condition.
  6. Creates maintains and utilizes computer work order reporting systems as needed.
  7. Reviews BAS system daily to ensure HVAC are operating with in programmed parameters.
  8. Oversees and manages parking lots including ticketing towing and securing lots at night.

3. Keeps facility current on all legal federal state and local regulations affecting the facility including but not limited to fire disaster public safety building safety and security and building codes.

  1. Develops requisite policies and ensures promotion of and adherence to same;
  2. Ensures all inspections and certificates are current; coordinates inspections as needed;
  3. Participates in all requisite meetings and trainings such as Compliance/Safety and Managers & Supervisors Committees;
  4. Develops and manages all safety and security trainings and drills;
  5. Effects corrective action plans as needed and ensures their completion;
  6. Ensures all department staff are current on all employee requirements;

4. Coordinates the Building Services role in other organizational programs.

  1. In conjunction with CEO and Director of Facilities plans space allocation.
  2. Establishes revises as needed and maintains such programs as recycling according to institutional priorities.
  3. Ensures the orderly use and reservation of all conference and function rooms and proper set up and equipment function according to established procedures.
  4. Recommends and effects changes in the physical plant which render it more useful or efficient.
  5. Coordinates and oversees the moving and storage of furniture and equipment.

4. Performs Other Related Duties as requested or required.

Qualifications

Qualifications:

Minimum High School diploma or equivalent; some College or technical training preferred. Minimum of three (3) years of experience in property management and/or project management. Minimum one (1) year of experience in a supervisory capacity. Knowledge of OSHA EPA NFPA JCAHO CARF DPH and other regulatory agency safety and sanitation requirements. Ability to identify and schedule required tasks. Excellent communication interpersonal and organizational skills.


Physical Requirements

Must be able to stand or sit for prolonged periods (50% of the time)

Must be able to lift 10-25 pounds and load onto shelves.

Visual acuity sufficient for frequent reading and computer use.
