Responsibilities:

Responsible for personnel decisions regarding hiring performance management career development skills development compensation interpersonal conflict resolution and terminations for 12 direct or indirect reports
Assume accountability for all turnovers work orders inventory vendor management and groundskeeping
Plan execute and report on full-building renovations preventative maintenance and construction projects
Set safety expectations for the team and adhere to company safety standards
Complete high-skilled work (plumbing electrical HVAC) when possible to lower vendor costs
Monitor expenditures and adhere to budget
Serve as the liaison between property management and maintenance teams
Source and coordinate external contractors vendors and suppliers as necessary

Successful Candidate Profile

Work Requirements

Must be eligible to work in the United States
Active drivers license and clean driving record (company vehicle provided)
Must be able to lift and carry 50 pounds without assistance
Must be able to work in confined spaces as well as ascend and descend ladders and staircases
Deliver world-class customer service to every tenant despite gender race age or sexual orientation
Skills & Qualifications
Expertise in two of the following trades: Plumbing Electrical HVAC
7 years experience Multi-Family Property Management Maintenance experience
5 years experience as a supervisor
Experience managing scattered-site properties
In-depth understanding of maintenance-related fields apartment unit renovations and rehabs and vendor/contractor coordination
