Job Description

Property Manager The Springs Townhomes

Starting Salary: $80000/year
Schedule: Monday Friday 8:30 AM 5:00 PM

WPM is seeking a customer-driven forward-thinking and self-motivated leader to join our management team as a Property Manager at The Springs Townhomes. This role is responsible for overseeing daily operations leading a dedicated team and driving the overall success of a residential townhome community. If you are a results-oriented professional with a passion for resident satisfaction team leadership and financial performance we want to hear from you!

Key Responsibilities

  • Leasing & Occupancy Supervise leasing operations while ensuring compliance with Fair Housing laws and company policies. Review rent decisions renewals and retention strategies to optimize occupancy.

  • Financial & Budget Management Develop and manage community budgets monitor financial performance and address variances. Approve expenditures and oversee timely invoice processing.

  • Property Maintenance & Inspections Conduct regular property inspections oversee maintenance operations and ensure timely resolution of resident requests and unit turns.

  • Marketing & Curb Appeal Implement marketing strategies to enhance property visibility and reduce vacancies while maintaining exceptional curb appeal.

  • Resident & Community Relations Build strong relationships with residents through clear responsive communication to ensure a safe and well-maintained community.

  • Team Leadership & Development Hire train supervise and develop a high-performing team while modeling company core values. Provide coaching feedback and performance management.

  • Reporting & Compliance Prepare reports for owners and investors ensuring transparency in operations and adherence to policies and regulatory requirements.

  • Emergency & Coverage Management Manage staff schedules to ensure consistent coverage for daily operations and emergency response.

What Were Looking For

Must have a minimum of 2 years of experience in property management overseeing 200 units
Strong leadership and team management skills
Excellent customer service and problem-solving abilities
Ability to analyze financial data and manage budgets
Knowledge of Fair Housing laws and compliance requirements
Proficiency in property management software and technology
