Description

The City of Richmond Department of General Services is seeking a highly qualified candidate to fill the position of Maintenance Technician Senior with the FacilitiesDivision.The incumbent is responsible for the installation inspection troubleshooting and maintenance of facility and commercial HVAC equipment.

Duties include but are not limited to

  • Performing preventative maintenance on HVAC and refrigeration equipment
  • Performing scheduled inspections of HVAC equipment to include troubleshooting repairing installing and replacing HVAC and refrigeration equipment
  • Responding to environmental comfort calls as well as preparing and completing work orders daily
  • Performing repairs and maintenance of cooling tower equipment boilers water treatment and corrosion control chemical dosing
  • Overseeing daily work orders of crew and demonstrate leadership among crew members within assigned crew
  • Performing in a lead technician role providing guidance to crew members on assigned work
  • Inspecting area of responsibility on a regular basis to locate problems or deterioration troubleshoot and repairs heavy industrial equipmentsuch as chillers centrifuges and HVAC systems
  • Working with staff to monitor HVAC equipment on the Building Automation System (BAS)
  • Ordering supplies and parts to ensure orderly maintenance program and to support future operations on basis of incoming work orders
  • Coordinating maintenance tasks that are performed by personnel from other City departments or by outside contractors
  • Communicating directing and inspecting service work of contractors on mechanical repairs
  • Preparing and submitting time reports on assistants/helpers for payroll
  • Maintaining records and work order files
  • Generating routine and recurring reports
  • Attending staff meetings and conferences to exchange information

**Employees who work in this class are considered Essential Personnel and will be required to work during declared emergencies and major weather events.**

Qualifications Special Certifications and Licenses

MINIMUM TRAINING AND EXPERIENCE:

  • High School Diploma or GED;
  • Three (3) years of experience based on assignment;
  • One (1) year of vocational/technical training in HVAC systems/refrigeration;
  • An equivalent combination of training and experience (as approved by the department) may be used to meet the minimum qualifications of the classification.

LICENSING CERTIFICATIONS and OTHER SPECIAL REQUIREMENTS:

  • Valid Commonwealth of Virginia Drivers License within 30 days of hire.
  • Some assignments may require a valid Commonwealth of Virginia Commercial Drivers License with a satisfactory driving record.
  • Valid chlorofluorocarbons (CFC) certification from the Environmental Protection Agency.

KNOWLEDGE SKILLS AND ABILITIES:TYPICAL KNOWLEDGE SKILLS AND ABILITIES: These are a representative sample; position assignments may vary.

Knowledge (some combination of the following):

  • Carpentry such as bridges boardwalks fences etc.
  • Chemicals and chemical reactions
  • Commercial mowing equipment
  • Comprehensive knowledge of park lands and the recreational opportunities provided within each parcel
  • GIS and Wayfinding
  • Local environmental science knowledge such as trees biology hydrology geology etc.
  • HVAC systems and equipment
  • Small engine repair
  • Usage of various tools

Skills (some combination of the following):

  • Closing work orders
  • Communicating knowledge of park lands and recreational opportunities to the public effectively
  • Communicating with various internal and external departments
  • Completing administrative supervisory duties and various paperwork
  • Conducting inventory checks
  • Determining when to involve local law enforcement or EMS personnel based on user behavior
  • Ensuring vehicles are in good working order
  • Excavating underground structures and pipelines
  • Helping employees in skilled trades
  • Maintaining a safe and clean environment for play
  • Maintaining equipment and machinery
  • Managing effectively a variety of volunteer groups ranging in size from 5-150
  • Managing limited time effectively for the greatest task completion rate
  • Possessing carpentry skills for building and repairing a variety of park structures
  • Pulling and parking trailers
  • Removing snow when necessary
  • Responding to emergency events
  • Setting up job sites with cones/signs
  • Stocking vehicle with necessary supplies
  • Understanding a variety of user groups and their patterns including their likely use location and times of use
  • Using and operating various equipment safety and correctly such as tractors with batwings constructions vehicles vacuums pressure sprayers paving equipment hand grinders back hoes chain saws woodshop tools etc.
  • Using radios and phones
  • Using chemicals properly

PHYSICAL REQUIREMENTS AND WORKING ENVIRONMENT: Due to the nature of work assignments incumbents must be able to perform detailed work on multiple concurrent tasks with frequent interruptions and under time constraint. The essential duties of this classification may require the ability to regularly talk hear see and perform repetitive motions; frequently climb balance kneel crouch reach stand walk push pull lift; and occasionally stoop crawl finger grasp and feel. The working conditions may include environmental terms of the physical strength to perform the essential duties this classification is considered to be medium work exerting up to 50 pounds of force occasionally up to 20 pounds of force frequently and up to 10 pounds of force constantly to move objects.
