POSITION SUMMARY
The Maintenance Worker keeps machines mechanical equipment and/or the structure of the hotel in repair. Duties may involve pipe fitting; boiler making; insulating; welding; machining; carpentry; repairing electrical or mechanical equipment; installing aligning and balancing new equipment; and repairing buildings floors or stairs.
RESPONSIBILITIES
1. Perform routine machine maintenance such as inspecting drives motors or belts checking fluid levels replacing filters or doing other preventive maintenance actions.
2. Inspect operate or test machinery or equipment to diagnose machine malfunctions.
3. Dismantle machines equipment or devices to access and remove defective parts using hoists hand tools or power tools.
4. Diagnose mechanical problems and determine how to correct them checking blueprints repair manuals or parts catalogs as necessary.
5. Repair machines equipment or structures using tools such as hammers hoists saws drills wrenches or equipment such as precision measuring instruments or electrical or electronic testing devices.
6. Maintain or repair specialized equipment or machinery located in the hotel utility rooms or other areas
7. Assemble install or repair wiring electrical or electronic components pipe systems plumbing machinery or equipment.
8. Clean or lubricate shafts bearings gears or other parts of machinery.
9. Adjust functional parts of devices or control instruments using hand tools levels plumb bobs or straightedges.
10. Order parts supplies or equipment from catalogs or suppliers.
11. Plan and lay out repair work using diagrams drawings blueprints maintenance manuals or schematic diagrams.
12. Perform general cleaning duties of buildings or properties.
13. Paint or repair roofs windows doors floors woodwork plaster drywall or other parts of building structures.
14. Record type and cost of maintenance or repair work.
15. Test and treat water supply.
16. Perform routine maintenance on boilers such as replacing burners or hoses installing replacement parts or reinforcing structural weaknesses to ensure optimal boiler efficiency.
17. Install equipment to improve the energy or operational efficiency of the hotel.
18. Set up and operate machine tools to repair or fabricate machine parts jigs fixtures or tools.
19. Align and balance new equipment after installation.
20. Provide groundskeeping services such as landscaping or snow removal.
21. Inspect used parts to determine changes in dimensional requirements using rules calipers micrometers or other measuring instruments.
22. Fabricate or repair counters benches partitions or other wooden structures.
23. Estimate costs to repair machinery equipment or building structures.
EDUCATION AND BACKGROUND REQUIREMENTS
High school diploma required
At least 1 year of previous property maintenance experience required

Physical Demands:

This position requires walking primarily on a hard level surface throughout the workday. The employee is frequently required to stand walk stoop kneel crouch or crawl. Reaching above shoulder heights below the waist or lifting as required. Occasionally lifts up to 50 pounds.
Environmental Conditions:
This job operates in a hotel environment. This position may work outdoors where the worker is exposed to variations in weather conditions and seasonal weather patterns.
Sensory Demands:
The noise level is low to moderate in the building. The noise level may be moderate to high when working on machines or other repairs.
Mental Demands:
There are a number of daily deadlines associated with this position which may cause stress to some individuals. The position must also deal with a wide variety of people and may encounter conflict.
WORK EXPECTATIONS
Regularly scheduled up to 40 hours per week but overtime and weekend hours could be required at times.
