Job Description

The Department of Facilities Management supports the mission of the University of Denvers physical resources to provide a healthy and safe educational environment for campus community through services of the departments of Capital Projects and Planning Facilities Management Parking & Mobility Services Auxiliaries & Real Estate and Business & Operations.

Position Summary

Skilled individual who installs maintains and repairs all types of equipment on the DU campus including HVAC electrical and plumbing systems across residential houses dormitories academic and research facilities. This individual has the responsibility to keep all systems in reliable working order as valued assets of the University. Whether working independently or as part of a team this person can be relied upon to care for the University of Denvers facilities in excellent and innovative ways. This individual reports to the Ritchie Center Foreman.

Essential Functions

In addition to following the University of Denvers policies and procedures principal responsibilities include but are not limited to:

  • Performs work with other trades personnel in the electrical plumbing and HVAC areas
  • Shadow experienced technicians or tradespeople to gain on-the-job training and knowledge
  • Perform foundational maintenance tasks in electrical systems such as replacing switches receptacles light fixtures and resetting breakers.
  • Assist with HVAC maintenance including filter replacement evaluation cleaning coils cleaning strainers resetting boiler systems glycol checks and systems pressure evaluation split system evaluation and diagnosis chiller and cooling tower evaluation and terminal unit operation checks.
  • Support plumbing maintenance by repairing minor leaks replacing gaskets cleaning mixing valves circulation pump replacement and odor detection.
  • Assist with organizing equipment maintaining work spaces and managing parts inventory.
  • Record completed tasks time spent findings costs and materials used in the Computerized Maintenance Management System (CMMS).
  • Perform other duties as assigned
  • When requested reports for emergency snow removal times can vary but tend to be early AM. Removes snow from walks steps ramps and parking lots by power equipment or shovel.

  • Able to read drawings to find equipment and to understand the operation of electrical plumbing and HVAC systems.
  • Communicate effectively with supervisors and colleagues to ensure tasks are completed efficiently and professionally.

  • Be reliable and punctual with a strong work ethic and attention to detail.
  • Be eager to take the initiative and contribute to team projects to develop skills and team work.

Required Qualifications

  • A high school diploma or G.E.D.
  • Minimum of four years of combined experience in trades including plumbing HVAC electrical automotive maintenance building/hotel/apartment maintenance equipment maintenance or production maintenance
    o At least two years of experience in one or more of the following trades: plumbing HVAC or electrical
    o Education (or technical training) and experience can be combined to meet the minimum requirements
  • Must possess a valid Colorado Drivers License and be insurable under University guidelines.
  • Pass a pre-employment physical exam and lift 100 lbs.
  • Experience using hand and electrical tools of the mechanical electrical and plumbing trades
  • Able to be responsible for tracking tools and equipment
  • Strong mechanical aptitude and willingness to learn advanced trade skills
  • Must be comfortable working in confined spaces at heights or near mechanical systems
  • Demonstrated interest in pursuing skills equal to an apprenticeship program in electrical plumbing or HVAC trades
  • Willingness to participate in training and mentorship opportunities to build advanced skills

Preferred Qualifications

  • Familiar working with Computerized Maintenance Management System (CMMS) software including WebTMA.
  • Forklift certification
  • OSHA certification
  • EPA 608 certification
  • Fall protection training
  • Previous exposure to commercial or industrial building maintenance environments
  • Certificate or degree in trade related field

Working Environment

While performing the duties of this job the employee is regularly exposed to extreme heat risk of electrical shock and vibration. The employee frequently moves near moving mechanical parts in high precarious places and in outside weather conditions and is frequently exposed to wet and/or humid conditions and fumes or airborne particles. The noise level in the work environment can be extremely loud. Unexpected interruptions often occur and the stress level is moderate to high.

Physical Activities

  • Moderate to strenuous physical effort required.
  • This position demands frequent amounts of crouching walking standing bending reaching and repetitive motions of the hand-wrist and elbow-shoulder. The employee is occasionally required to climb and balance talk and hear.
  • Tasks involve being in cold and hot noisy possibly constricted spaces.
  • Workers are required to push pull carry and lift objects of up to 100 pounds.
  • Specific vision abilities demanded by this job include close vision distance vision peripheral vision depth perception and the ability to adjust focus.
  • Should be able to wear approved OSHA respirators.

Work Schedule

Monday - Friday 8:00 a.m. - 4:30 p.m.

Salary Grade Number

The salary grade for the position is 07.

Hourly Rate

The hourly rate for the position is $28.34.

The University of Denver has provided a compensation range that represents its good faith estimate of what the University may pay for the position at the time of posting. The University may ultimately pay more or less than the posted compensation range. The salary offered to the selected candidate will be determined based on factors such as the qualifications of the selected candidate departmental budget availability internal salary equity considerations and available market information but not based on a candidates sex or any other protected status.
