The Field Trainers are responsible for providing hands-on on-site training to NYCHA maintenance workers to ensure adherence to the Leak & Excessive Moisture Control Standard Procedure. This role involves shadowing maintenance staff during leak inspections offering real-time guidance and reinforcing best practices to enhance the quality and efficiency of maintenance operations.
Key Responsibilities
-On-Site Training & Shadowing: Accompany NYCHA maintenance workers during leak inspections to provide real-time coaching and ensure compliance with Leak & Excessive Moisture Control Standard Procedure and other established standard procedures.
-Leak Tracing & Diagnosis: Guide maintenance staff in accurately tracing leaks to identify root causes including wall breaks and proper dust control measures.
-Documentation & Work Orders: Instruct maintenance workers on effectively documenting findings using the iWM App on handheld devices and creating all necessary work orders to address the repairs.
-Resident Interaction: Train staff in appropriate communication techniques with residents regarding inspection findings and next steps in the repair process.
-Equipment & Tools Management: Ensure that maintenance workers are equipped with all necessary tools and equipment as outlined in the Standard Procedure and understand how to use it. Assist with inventory procurement as needed.
-Work Order Monitoring: Monitor leak-related work orders in the Maximo and provide guidance to property maintenance staff as needed.
-Quality Assurance: Oversee the leak inspection and repairs conducted by maintenance workers to ensure compliance with the standard procedure. Identify and escalate any deviations from the Leak & Excessive Moisture Control Standard Procedure to OMAR and property maintenance supervisory staff.
-Coordination and Reporting: Coordinate weekly schedules with OMAR and property maintenance supervisory staff track training progress and provide periodic reports on training outcomes and areas for improvement.

Qualifications :
1. One year of permanent service in the title of Supervisor of Housing Caretakers Heating Plant Technician (Housing Authority) Maintenance Worker or Supervising Housing Groundskeeper; or
2. A four year high school diploma or its educational equivalent plus four years of experience in the operation repair and maintenance of large tenanted buildings two years of which must have been in a supervisory capacity over at least two employees. Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience. However all candidates must have at least two years of experience supervising at least two maintenance employees.
