Job Description

JOB TITLE:Director of Maintenance & Custodians

LOCATION: Administration Building All Schools

EVALUATED BY: Superintendent and Operations Director

OVERVIEW OF PERFORMANCE EXPECTATIONS

The Director of Custodians/Maintenance is responsible for preserving the good condition of infrastructure and ensuring that facilities are safe and well-functioning for employees and students. They oversee all buildings and grounds and the schedule of custodians. The Director collaborates with the town facilities department on a daily and weekly basis.

REQUIRED SKILLS

  • Proven experience as facilities manager or relevant position
  • Technical/engineering operations and facilities management
  • Knowledge of basic procurement and accounting practices
  • Strong verbal and written communication skills
  • Excellent organizational and staff scheduling
  • Demonstrated leadership of employees
  • Collaborative decision-making abilities

KEY RESPONSIBILITIES

  1. Oversee the upkeep of all equipment and supplies to ensure compliance with health and safety standards. Inspect building structures regularly to assess the need for repairs upgrades or renovations
  2. Supervise all facilities staff including custodians maintenance workers or groundskeepers as well as external contractors
  3. Review the work order system daily; close out completed requests or leave notes for follow-up
  4. Respond promptly to emails from staff principals and district personnel. Respond to any emergencies and support events as they present themselves
  5. Schedule and supervise custodians for snow removal; adjust staffing as needed
  6. Coordinate daily facility operations including scheduling substitutes and reassigning custodians as needed. Schedule and coordinate coverage for custodial sick time and vacation absences
  7. Manage daily operational logistics such as parking assignments waste disposal and building security
  8. Review and sign off on payroll overtime slips and vendor invoices
  9. Provide all safety training for custodial and maintenance staff
  10. Delegate daily assignments to the maintenance team and monitor task completion
  11. Solicit quotes and schedule meetings with contractors for all CIP (Capital Improvement Plan) projects
  12. Coordinate bids and orders for districtwide custodial and maintenance supplies
  13. Coordinate monthly supply deliveries to each school site
  14. Maintain accurate financial and operational records; conduct forecasting and analysis as needed
  15. Process purchase orders in MUNIS for annual and project-based budgeting
  16. Oversee district snow removal operations including lot clearance and coordination with the DPW and Superintendent
  17. Oversee districtwide painting projects and manage the painting crew schedule
  18. Support the DPW to schedule regular playground inspections and order mulch and materials as needed
  19. Manage job postings and participate in candidate interviews; complete PAFs (Personnel Action Forms) for payroll processing
  20. Allocate and manage office space according to department and staff needs
  21. Oversee insurance plans and service contracts for facilities operations
  22. Organize summer student workers and assign them to school sites
  23. Collaborate with the town facilities department on projects throughout the schools year-round.

WORK YEAR: 12-months

SALARY RANGE: $80000-$90000

TERMS OF EMPLOYMENT: As negotiated by the North Andover School Committee and Superintendent of Schools.
