Job Description

Summary

Reporting to an Accounting Manager this position is responsible for owning and ensuring accuracy ofthe monthly financial statements for an assigned portfolio of properties. Portfolio contains a mix of stabilized and newly developed projects. The apartment projects range in size from 17 to 350 units with an average size of 120units.

This role is responsible for communicating financial results to all levels in the organization and is able to work with a variety of team members in other departments including property managementasset management and socialservices.

This position requires advanced technical accounting skills with a desire to continually show interest in learning and applying changes in the industry to their work. Just as important is the ability to collaborate and communicate effectively both orally and in writing.

Responsibilities

FINANCIAL STATEMENTS

  • Provide continuous feedback and guidance to the external outsourcing team
  • Oversee accuracy and integrity of general ledger ensuring proper coding and posting transactions.
  • Analyze investigate and explain budget variances seeking input from Asset Managers and Property Supervisors as necessary.
  • Collaborate with Asset management and property management to ensure tenant ledger accuracies
  • Ability to research issues by consulting appropriate departments or permanent file documents in order to make a recommendation on how to properly record an accounting entry for acquisitions and/or more complicatedprojects
  • Work through deadlines involved in perm loanconversion
    1. Perform debt-service coverage ratio analysis collaborating with Asset management and Property management teams
    2. Assist in calculation of sourceswaps
    3. Record closing statement and research issues with Dev Accounting andProject Managers
  • Construct waterfalls for new properties withassistance
  • Work to record vertical journal entries for entireportfolio

EXTERNAL AUDITORS

  • Collaborate with external auditors during interim and year end audit season.
    1. Review and provide comments on the audit and footnotes prepared by the external auditors
    2. Provide supporting documentation to clear all open items.

TRAINING AND INDUSTRY KNOWLEDGE

  • Assist in new process formation anddocumentation
  • Document training programs for onboardingpositions
  • Demonstrates ability to learn new accounting standards and share with the rest of theteam
  • Engages team members in project and demonstratesleadership

SPECIALIZED REPORTING AND AD HOC PROJECTS

  • Acts as backup for manager or individualcontributor
  • Able to understand big picture within industry andBRIDGE
  • Develops and submits ad hoc reporting as needed to externalentities
  • Performs various projects and analysis asrequired

COMMUNICATION AND PROCESS IMPROVEMENT

  • Continuously seeking opportunities to streamline the close process while ensuring quality and accuracy of the financial statements.
  • Develops recommendations for effective and efficient process and participates in cross department projects.

Qualifications

  • 2-3 Years of experience in accountingfield
  • Ability to autonomously handle daily responsibilities and projects with minimaldirection.
  • Ability to effectively train and coach staff levelaccountant(s).
  • Ability to assimilate a variety of information from diverse individuals and make decisionsfor
  • which a precedent may notexist.
  • Ability to improve existing processes andsystems.
  • Excellent written oral and presentation skills writing samplerequired.
  • Must be accurate organized and highly detail-oriented with the ability to multi-task and follow-through on allprojects.
  • Ability to work collaboratively with different levels of staff andmanagement.
  • Ability to work under pressure and successfully meetdeadlines.
  • Excellent decision-making interpersonal and time managementskills.
  • Ability to work harmoniously in a multi-culturalteam.

Preferred Qualifications

  • Experience withYardi
  • Prior low income housing finance and developmentexperience
  • 3 years of relevant property management accounting workexperience
