Job Title: PROPERTY MANAGER / ADMINISTRATOR Residential Lettings

Location: Hemel Hempstead HP1

Salary: 31000 per annum

Position: Permanent Full-Time

Reference: WR63239

A busy and growing estate agency in Hemel Hempstead is looking for a second Property Manager / Administrator to support the management of its residential lettings portfolio.

This role offers full 1-to-1 training and is ideal for someone with experience in property management or lettings administration who is looking to grow their career in a fast-paced and rewarding environment.

What Youll Be Doing (Key Responsibilities):

  • Managing a portfolio of residential properties including some HMOs
  • Using FixFlo software to track and respond to maintenance issues
  • Coordinating repairs and liaising with contractors
  • Handling safety certifications and ensuring legal compliance (e.g. gas electrical)
  • Supervising regular operations in HMO properties (e.g. cleaning fire checks)
  • Managing check-outs and preparing properties for new tenants
  • Communicating with tenants and landlords both by phone and in person
  • Negotiating tenancy renewals and issuing new agreements via Docusign
  • Responding efficiently to emergencies and problem-solving as needed

  • Previous experience in property management or lettings administration
  • Good understanding of lettings legislation
  • Strong administration and IT skills
  • Excellent customer service and communication skills
  • High attention to detail and accuracy
  • Able to stay organised and prioritise under pressure
  • Flexible positive attitude and team-oriented
  • Quick to learn and proactive in approach
  • Full UK Driving Licence (essential)
