Job Description
We are actively seeking a high-energy hands-on Grounds Technician for our luxury propertyCascades at Onion Creek. The Ground Technician performs routine grounds maintenance duties and jobs with an emphasis on keeping the Community clean and litter free.The ideal candidate will have previous multi-family experience as well as some maintenance experience including knowledge of commercial pool upkeep. CPO preferred.

EssentialFunctions
Essentialduties and frequency will vary from property to property depending on propertyneeds and staffing. Below is a common list of duties that may or may not needto be performed by a Grounds Technician for Flournoy Properties. The Community Directorand/or Maintenance Director will assign duties and frequency based on the needsof each individual property.
- Performsroutine weed removal shrubbery pruning leaf blowing andother grounds related activities
- Responsiblefor cleaning all recreational and common areas including laundry facility clubhouse and bathrooms
- Removetrash and debris from the grounds
- Run compactor
- Assist with pool care including straightening pool furniture daily
- Maintain grill cleanliness
- Empty all exterior trashcans daily and clean
- Blow all breezeways / sidewalks
- Assist Community Director with supervision of grounds contractor
- Water potted flowers as often as determined necessary
- Perform quarterly safety inspections
- Inform Community Director of landscape deficiencies
- Keep dumpster area clean and free of debris and odor daily
- Clean mail shelter and car wash area
- Rake sand in the volleyball court & playground
- Spray weeds as needed
- Pressure-wash various areas
- Clean leasing carts / community grills / property fountain / property gates
- Assist with snow removal as needed and dispersal of de-ice throughout sidewalk traffic areas
- Pick up pet litter daily empty dog stations and replenish bags as necessary
- Clean parking lot oil spots
- Assist in trashing out apartments
- Clean breezeway ceiling fans / rails / lights / de-bug / de-web / wipe down fire doors and ledges
- Handle special projects and one-off tasks
- Assist with appliance moving and installation
- Keep golf cart and supply closet clean neat and organized
- Any other duties as assigned by supervisor
