Description
- Ensure cleaning and trash removal are completed including but not limited to restrooms stairs elevators windows offices and breakrooms.
- Ensure parking ramps lots and sidewalks are free on trash and debris.
- Provide direction task instruction and follow-up to direct reports.
- Replace light bulbs in parking structures and maintain adequate inventory on site.
- Recruit interview hire and train maintenance employees and equipment operators.
- Order and maintain adequate inventory of cleaning supplies and light bulbs.
- Ensure regular inspection and servicing of all mechanical systems including but not limited to carbon monoxide detectors fire suppression system alarm systems generators elevators and storm water systems.
- Contract vendors in compliance with company policy.
- Conduct regular inspection tours of structures and lots correcting issues related to customer service and safety.
- Plan and coordinate snow and ice removal tasks including but not limited to shoveling operate plow truck and applying parking structures lots and sidewalks with company approved snow melt.
- Conduct preventative maintenance regularly including but not limited to cleaning elevator tracks and expansion joints.
- Painted columns directional arrows and curbs are refreshed annually and or as needed.
- Ensure landscaping duties are completed to include but not limited to cutting grass trimming weeds planting flowers and watering flowers and trees.
- Plan and coordinate power washing of parking structures and stairwells annually and or as needed.
- Communicate regularly and as needed with key stakeholders.
- Hold employees accountable to job performance in accordance with the Collective Bargaining Agreement and or company policy.
- Manage tasks and inventory in Fixx software.
- Maintain regular servicing of company vehicles and or as needed.
- Reconciliation of purchase card in compliance with company policy.
- Provide annual budget needs and stay within departmental budget.
