Job Overview
The Digital HELOC Fulfillment Manager will lead fulfillment for our HELOC (Home Equity Line of Credit) product. This leader will oversee the fulfillment strategy and execution while driving operational excellence digital innovation and cross-functional collaboration to support a scalable high-performing platform. A key focus of this role is building efficient borrower-centric workflows that enable a pathway to achieve our target 2nd lien production volume of $250 million per month. This role will be responsible for enhancing digital capabilities implementing process improvements and supporting rapid product expansion.
What Youll Do
Oversee the full lifecycle of HELOC loan fulfillment ensuring consistency speed and borrower satisfaction
Lead onshore and/or offshore fulfillment resources monitoring daily pipeline performance proactively resolving issues and identifying process bottlenecks and driving operational consistency accuracy and SLA adherence
Implement scalable operational models and automation strategies to support volume growth and efficiency
Lead process optimization and scalability initiatives by identifying and implementing improvements that reduce cycle times enhance decision accuracy and expand fulfillment capacity through strategic vendor partnerships and third-party integrations.
Collaborate with the SVP of Underwriting to develop and enhance credit policy and underwriting guidelines ensuring they support sound credit decisions while balancing risk management with business growth objectives. Ensure all updates are properly implemented into the digital HELOC point-of-sale (POS) and automated underwriting system (AUS) including business logic and compliance testing.
Primary responsible party for HELOC underwriting functions ensuring resource coverage providing support on high-volume or overflow needs and offering expert guidance on complex or exception-based credit decisions
Oversee implementation and monitoring of Quality Control (QC) processes for vendor and staffing activities ensuring compliance and addressing deficiencies through proactive remediation strategies
Primary responsible party for AUS (Automated Underwriting System) rule governance ensuring alignment with underwriting guidelines risk appetite workflows and regulatory compliance before implementation.
Lead AUS oversight and quality control including manual reviews of AUS fallouts structured pre-close QC and simulations of traditional underwriting to ensure policy and investor compliance. Develop a phased transition from 100% pre-close QC to a post-close audit model as system confidence grows.
Key leadership participant in the Digital HELOC product workflow design contributing to development testing and optimization of digital underwriting processes to ensure business alignment and compliance. Defined requirements for income verification streamlined property valuation workflows and partnered with Technology team to ensure effective LOS configuration.
Manage Digital HELOC vendors ensuring quality service and compliance standards are met. Act as the primary liaison to resolve issues and align goals.
Collaborate with Operations Compliance Risk Reporting and Technology teams to streamline workflows decisioning scalability and enhance borrower experience

What We Need
Bachelors degree in finance business economics or related field is preferred
57 years of mortgage underwriting experience with a strong focus on non-QM second liens and/or HELOCs
Proven experience in end-to-end loan fulfillment within consumer lending preferably with a focus on HELOCs or second lien products
Experience partnering with Product and Technology teams to design or enhance digital lending platforms and processes
Proficiency in assessing complex loan applications understanding risk factors and making sound underwriting decisions for non-conforming loans
Strong understanding of mortgage regulatory requirements and investor guidelines
Understanding of changing mortgage lending regulations and the ability to adapt underwriting processes accordingly
Proven ability to develop implement and update underwriting policies and guidelines specific to non-QM lending
Knowledge of quality control procedures and the ability to establish processes to maintain underwriting accuracy and consistency
Experience with project management and process improvement and leading cross-functional initiatives
Strong analytical and problem-solving skills to evaluate non-traditional loan applications assess risk and find suitable solutions
Effective communication skills to interact with team members account executives brokers and other stakeholders
Provide excellent customer service both internally and externally to support borrowers brokers and investors
Leadership traits including the ability to motivate and manage a team resolve conflicts make critical decisions and manage both onshore and offshore teams
