Job Description

Zone Maintenance Technician

1.0 F.T.E.

$36.71/hr.2025-2026 Salary per GMTTA Master Agreement

QUALIFICATIONS:

  1. High school diploma.
  2. Physical ability to perform assigned job duties such as climb ladders lift 50 pounds stand for long periods of time.
  3. Must possess a Chauffeur Drivers License.
  4. Demonstrated aptitude or competence for assigned responsibilities.
  5. Possesses an expert working knowledge of building maintenance mechanical functions carpentry roofing electricity refrigeration.
  6. Ability to work with computers.
  7. Certified Pool Operator/Aquatics Facilities Operator (CPO/AFO) Certification and Certification in Refrigerant Recovery required
  8. Heating Ventilation Air Conditioning (HVAC) Certification Preferred (Must obtain certification within 5 years of hire/assignment)
  9. Demonstrated skill and ability to perform skilled trade(s) functions.
  10. Must be able to distinguish colors correctly.
  11. Must have a minimum of 3 5 years maintenance experience.
  12. Regular reliable and punctual attendance required.

SALARY: $36.71 per hour

REPORTS TO: Facilities and Grounds Manager

SUPERVISES: None

JOB GOAL:

Maintenance of all properties owned by the Rochester Community Schools in an efficient economical manner particularly assigned buildings.

SELECTION PROCESS:
Selection of an individual to fill this vacancy is determined by the appropriate administrators based upon experience qualifications and professional attributes.

PERFORMANCE RESPONSIBILITIES:

Duties include but are not limited to the following:

1. * Performs the following services in a safe efficient manner:

HVAC:

  • Schedule events
  • Check alarms
  • Use Building Automation System (BAS) to troubleshoot HVAC problems
  • Alter BAS programming as necessary
  • Repair/replace compressors
  • Locate and repair refrigeration leaks
  • Remove/repair heat pumps
  • Maintain/troubleshoot boilers
  • Troubleshoot/repair pumps and motors
  • Troubleshoot refrigerator and freezer issues
  • Startup/shut down cooling towers
  • Maintain chemicals/mechanics cooling towers


Locksmith duties:

  • Duplicate/mill keys
  • Combinate cores


Roofing:

  • Repair/replace roofing
  • Evaluate roofing material


Electrical:

  • Respond to power outages
  • Troubleshoot fire system
  • Troubleshoot alarm system


Pool:

  • Report/log readings
  • Add/adjust Chemicals
  • Repair/maintain Mechanical systems


2. * Primary responsibility for all aspects of maintenance to the buildings that they are assigned and assist with issues at other buildings that may require their technical expertise.

3. * Is able to determine what is needed to complete assigned tasks and skillfully and efficiently uses time and resources to execute those tasks.

4. * Is available during work shift for any work assignment as deemed necessary to resolve maintenance and/or operational problems within the District.

5. * Possesses knowledge of safe work habits and practices same.

6. * Reports to the proper authority any unsafe or dangerous conditions existing on school properties or within the buildings and any irregular use of buildings and grounds.

7. Presents a record of work accomplished daily.

8. Reports in and out to the proper person (building secretary or administrator) when work is to be performed within that building or on the grounds.

9. Continually attempts to increase his/her skills and is knowledgeable about updated equipment and methods by attending school seminars etc.

10. Participates on emergency work crews whenever available.

11. Obtains work order data via the computerized maintenance management system.

12. Trains Skilled Maintenance Technicians in maintenance and repairs.

13. Performs other duties as assigned by the Facilities and Grounds Manager.
