Job Description

About the Role

A premier builder of architecturally significant homes in the Hamptons is seeking an experienced Project Manager to oversee the construction of high-end custom residences in Sagaponack and surrounding areas. These ground-up estates range from $10M to $50M and feature intricate architectural details custom finishes and demanding schedules.

As Project Manager you ll take the lead on-site from start to finish coordinating day-to-day construction activities managing subcontractors and ensuring quality and schedule are upheld on complex builds with discerning clients.

Key Responsibilities

  • Oversee all phases of construction for ground-up luxury residential projects from mobilization through final completion

  • Coordinate closely with Superintendents APMs and site crews to manage daily activities and resolve field issues

  • Liaise with owners architects and consultants to keep communication clear and aligned throughout the project

  • Track budget schedule and subcontractor progress using Procore or comparable platforms

  • Manage procurement subcontracts and change orders with attention to cost and schedule impact

  • Ensure quality standards are met across trades including millwork finishes landscape integration and mechanical systems

  • Navigate permitting and inspections in collaboration with local officials and design teams

  • Lead weekly site meetings maintain project documentation and follow through on punch list and closeout items



Requirements

Required Qualifications

  • 10 years of residential construction experience including 5 years managing ground-up custom homes valued over $5M

  • Demonstrated success managing architect-led projects with intricate detailing high client expectations and unique site constraints

  • Deep knowledge of high-end building systems: geothermal radiant heating integrated pool/spa systems millwork custom stone and estate-level landscaping

  • Proficiency with Procore Bluebeam and Microsoft Project or equivalent scheduling and management tools

  • Clear professional communication style with a strong sense of accountability and service toward clients and design partners

  • Solid financial management skills: experienced in managing budgets tracking change orders and interpreting subcontracts

  • Bachelor s degree in Construction Management Architecture Engineering or a related field preferred

  • Must be based in or able to commute regularly to the Hamptons with reliable local presence throughout construction

Preferred Experience

  • Familiarity with construction in Sagaponack Bridgehampton East Hampton or Water Mill

  • Experience dealing with local permitting processes coastal conservation regulations and unique challenges like high water tables or sandy soils

  • Existing relationships with top-tier subcontractors consultants and architects active in the Hamptons luxury residential market

  • OSHA 30 along with current CPR and First Aid certifications strongly preferred

- Minimum 7 years of experience managing luxury residential construction projects, preferably in Austin or similar markets - Proven track record of successfully delivering high-end custom homes or renovations - Strong knowledge of construction methods, materials, and quality standards for luxury homes - Excellent communication and interpersonal skills to build trust with clients and partners - Detail-oriented with outstanding organizational and problem-solving abilities - Proficiency with project management software (Procore, Buildertrend, or similar) - Understanding of Austin s building codes, zoning, and permitting processes - Ability to work independently and lead teams with confidence and professionalism

Education

- Bachelor s degree in Construction Management, Architecture, or related field preferred but not required
