Position: Building Maintenance Technician
Department: Engineering & Public Works Facilities Division
Employment Status: Permanent Full-Time Non-Exempt
Schedule: Monday Thursday 6:00 a.m. to 4:30 p.m.
Compensation: Grade 5; Salary range starting at $19.59/hour
POSITION SUMMARY
Works under the supervision of the Superintendent (Facilities) and the Deputy Engineering and Public Works Director and at times under the supervision of a Master Tradesmen and is reviewed for compliance with established procedures while working and through review after task completion. May supervise work of other Techs laborers or others as assigned. Employee is responsible for working with others to complete routine building maintenance tasks for City facilities including frame and finish carpentry electrical plumbing masonry construction heating ventilation and air conditioning (HVAC) general maintenance repair etc. Also to repair and maintain city traffic control devices.
ESSENTIAL DUTIES - KNOWLEDGE SKILLS - ABILITIES
- Completes building and facility maintenance repairs and preventative maintenance including performing work related to indoor construction masonry plumbing electrical heating venting air conditioning etc.
- Renovation and installations including Painting remodeling and refurbishing areas as needed.
- Assists with repairs on HVAC air conditioning plumbing and electrical systems.
- Removing or rearranging furniture as needed.
- Change light bulbs interior and exterior as needed.
- Participate in on-call services for emergency building maintenance needs.
- Maintain exterior property including snow removal.
- Responding to building complaints in a timely professional and courteous manner.
- Performs various tasks required to maintain and repair traffic control devices repairs and replaces lights in traffic and pedestrian signals.
- Understand and act on oral and written instructions.
- Maintains paperwork as needed and assigned describing materials equipment and personnel used during the project.
- Promotes an image of professional courteous service as a representative of the City of Morgantown.
- Performs tasks as needed and assigned by supervisor.
- Other duties as assigned.
- Requires some knowledge of high voltage electrical lines as well as the safe use of various handheld and power drive tools.
- Requires the ability to read and understand construction plans and blueprints.
- Ability to effectively and efficiently communication both orally and in writing.
- Requires the ability to work from elevated workplaces.
WORKING CONDITIONS & PHYSICAL REQUIREMENTS
- Regular exposure to particularly demanding unpleasant strenuous and/or hazardous elements such as dealing with inclement weather operating heavy equipment etc.
- Employee may spend the entire day working inside or outside dependent on assigned task. Daily conditions encountered may include dirt dust noise fumes and vibration. Other conditions may vary with seasonal and other weather conditions. Hazardous conditions may include working from elevated locations mechanical hazards traffic hazards and those electrical/fire hazards encountered with the use of power tools and the use of potentially explosive materials (i.e. paint).
- Employees daily activities require the rapid use of arms hands and fingers in manipulating and operating equipment requiring fine eye-hand coordination in physical locations requiring repeated bending crouching stooping stretching and crawling. Daily activities include working from ladders bucket trucks or scaffolding and extensive walking during some task operations.
- Daily tasks require the ability to lift unaided up to fifty-one (51) pounds.
USE OF TECHNOLOGY & EQUIPMENT
- Position uses repairs and/or troubleshoots specialized equipment such as HVAC lighting gas flares blowers engines heavy equipment diagnostic equipment large vehicles (vacuum trucks street sweepers fire apparatus) and/or medical or public safety equipment.
- Office equipment used on a regular basis includes a telephone calculator fuel system scanner/copier and computer.
- Equipment and tools occasionally used includes numerous handheld and power-driven tools used in all aspects of building and grounds maintenance and signals.
CONTACT & SUPERVISION
- Position involves frequent internal and external contact but generally on routine matters such as furnishing or obtaining information.
- Responsible for assigning work to an employee or employees without acting in a supervisory role.
- Reports to the Facilities Superintendent and Deputy Engineering & Public Works Director. On occasion may also report to the Master Tradesman.
