***This position is on-site based out of our Vancouver BC location.**
About you
You are great with numbers AND people. As a Financial Analyst supporting the brokerage line of business you will be involved in all facets of the deal from start to finish. Armed with exceptional analytical and organizational skills and a keen eye for detail youre a problem solver who is part of a collaborative environment with brokers clients marketing and project administrators.
In this role you will
Valuate development sites by creating development pro forma and land residual analysis underwriting income-producing assets using ARGUS and Excel.
Research zoning and official community plans for various municipalities in Greater Vancouver including bonus density programs to determine highest and best use for specific sites.
Become familiar with various lending programs such as CMHCs MLI Select and Apartment Construction Loan Programs.
Analyze historical operating statements budgets leases and loan agreements as well as current market conditions in order to determine financial underwriting assumptions.
Review analyze comprehend abstract and interpret various types of real estate documents (including leases appraisals property condition reports environmental reports architectural plans etc.).
Analyze mortgage documents and understand prepayments yield maintenance and defeasance.
Participate in pitch presentations with prospect and client meetings and lead discussions on financial modeling.
Conduct sale comparable analysis to support your valuations.
What youll bring
1 years of experience in a related role underwriting deals. Commercial real estate preferred specifically development feasibility
Bachelors Degree or higher in Finance Business Commerce or related area required.
Experience with developing financial models cash flows IRR DCF Cash on Cash analysis etc. for cash flowing assets and development opportunities.
Ability to present results of analyses in a formal client setting to audiences with a wide range of financial acumen.
Analytical and research skills with high data quality and minimal error.
Ability to work in a complex team environment across multiple departments under minimum supervision and manage tight deadlines.

Approximate Salary Range for this Role: $66203 to $125000
Our salary ranges are determined by role level and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canadian locations. Within the range individual pay is determined by work location and additional factors including job-related skills experience and relevant education or training.
