The REMM Group is seeking an experienced Director of Construction and Maintenance for the Multifamily Division to oversee and support all aspects of construction and maintenance operations. The Maintenance Director will provide professional capital improvement project management ongoing maintenance new development and renovations. This role will work closely with senior management onsite teams clients contractors vendors and residents to ensure that all maintenance-related projects are completed on time within budget and in compliance with safety and quality standards.
RESPONSIBILITIES INCLUDE:
- Oversee onsite maintenance teams by assigning tasks coordinating efforts providing technical guidance and reviewing progress to ensure efficient and effective operations.
- Responsible for hiring training and developing maintenance team members.
- Develops and implements comprehensive on-the-job training programs to ensure team members are well-versed in safety policies OSHA regulations environmental standards and local building codes.
- Facilitates regular Service Manager meetings to discuss ongoing projects share best practices address challenges and ensure alignment with company objectives.
- Oversees the Senior Service Manager Program to ensure high-level service delivery across all properties providing mentorship and guidance to Senior Service Managers to enhance overall team effectiveness.
- Demonstrates initiative professionalism and integrity in all aspects of the role exercising sound judgment and maintaining confidentiality as required.
- Foster a positive and motivating work environment for the maintenance team prioritizing safety teamwork and professional growth.
- Utilizes property management software and data analysis tools to prepare accurate cost projections for labor materials and services ensuring budgets are realistic and aligned with property financial goals.
- Manages the procurement process by soliciting bids preparing and negotiating contracts for construction maintenance and repair services. Serves as the primary liaison with vendors and contractors to ensure favorable terms and quality service delivery.
- Monitors and tracks the financial performance of each project to ensure it stays within the approved budget taking corrective actions as needed to avoid cost overruns.
- Oversees contractor work on construction and maintenance projects utilizing project management tools to track progress inspect work quality and ensure timely completion within budget.
- Ensures accurate and up-to-date maintenance and construction records are maintained including but not limited to work orders inspection reports and compliance documents using the companys property management software.
- Ensures all site plans blueprints and technical drawings are easily accessible for reference and compliance purposes.
- Ensures that construction and renovation projects are completed in accordance with both company specifications and regulatory requirements conducting periodic inspections to confirm quality standards are met.
- Collaborates with Regional Managers and other departments to align maintenance activities with overall company/property goals.
- Actively participates in management and training meetings to stay informed on company initiatives share insights from the maintenance perspective and contribute to strategic planning.
- Provides regular updates on maintenance and construction activities to senior management. Utilizes dashboards and other tools for real-time monitoring and immediate reporting of significant issues.
- Collaborates with clients to identify and implement capital improvement projects ensuring the ongoing preservation and protection of assets increasing property value. Presenting proposals and ROI analyses.
- Stays informed on industry trends emerging technologies and best practices in construction and maintenance identifying opportunities to implement innovative solutions that improve efficiency and reduce costs.
- Leads by example in complying with all safety regulations and using appropriate personal protective equipment. Promotes a strong safety culture within the team and ensures all staff are trained on safety protocols.
- Ensures all construction and maintenance activities adhere to company policies procedures and quality standards maintaining consistency across all properties.
- Implements and oversees the companys Hazardous Waste Management Plan ensuring compliance with all federal state and local environmental regulations and staying abreast of changes in legislation.
- Ensures compliance with all applicable laws and regulations including Fair Housing Landlord-Tenant OSHA and Equal Opportunity Employment laws. Provides training to staff on these topics and reports any breaches immediately to senior management.
- Promptly reports all accidents incidents and emergencies to senior management and appropriate authorities utilizing the companys incident reporting system to ensure thorough documentation and follow-up.
- Conducts regular safety audits and inspections across all properties to ensure ongoing compliance and minimize risks.
QUALIFICATIONS AND EXPERIENCE:
- Experience in fee-managed multifamily property management.
- Minimum of 5 years of director-level multifamily maintenance experience.
- Minimum of 5 years of construction project management experience.
- Minimum of 5 years of supervisory experience in leading motivating and developing employees.
- Contractors License preferred.
- Experience in developing and maintaining risk assessments managing preventative maintenance systems and the ability to support the maintenance teams to meet their obligations.
- Experience in creating and managing budgets in line with the scope of the role.
- Exceptional communication skills and the ability to work with impact and influence in a customer-facing role.
- A strong work ethic and the ability to work independently and take ownership of a task/project.
- A positive team player with a flexible and adaptable approach to work including a willingness to work on-call or overtime where required.
- Must have dependable transportation.
