Description

The Floating Maintenance Technician travels throughout the CHP footprint providing support to properties that have open maintenance positions have maintenance team members who are on vacation personal leave etc. or simply in need of additional support. The position is responsible for ensuring that the physical aspects of assigned properties meet CHP quality standards and applicable laws. The ideal candidate is experienced and skilled in various construction and maintenance trades. As a key member of the property management team the Floating Maintenance Technician must demonstrate a positive helpful and courteous customer-focused demeanor and have the ability to quickly establish effective working relationships with residents coworkers subcontractors etc. Working hours will vary but the customary schedule onsite is Monday Friday from 8:00 am-5:00 pm regular attendance and punctuality are required. Nature of duties requires occasional evening weekend hours regular overnight travel and overtime as pre-approved by the Director of Housing. Employee must possess/maintain a valid drivers license and driving record consistent with current CHP insurability guidelines and must provide their own reliable transportation to/from work; company vehicle if available is for work-related travel only.

Essential Duties and Responsibilities

  • Travel to various properties throughout the CHP footprint providing coverage for open maintenance positions or for members on vacation personal leave etc.

  • Works independently or with minimal supervision.

  • Work closely with the on-site Property Manager and other maintenance team members to maximize each workday.

  • Complete work orders as assigned by the Property Manager or Regional Manager leaving a copy of their work order in the Residents apartment.

  • Maintains effective and prompt communications with the Property Manager and Regional Manager on project progress and potential delays.

  • If assigned work with outside contractors to coordinate on-site jobs. Notify the Property Manager if any challenges arise while a contractor and/or vendor is on site.

  • Perform inspections and preventative maintenance as assigned.

  • Ensure keys and property tools are returned at the completion of work and/or no later than the end of the workday.

  • Obtains basic knowledge of each assigned property including number of units/bedrooms resident population (senior family disabled) age of building property challenges emergency actions plan and shut-off values.

  • Adhere to all maintenance policies and procedures manuals.

  • Adhere to all OSHA regulations and company safety policies are followed so that the propertys safety procedures are compliant.

  • Attend staff meetings as requested.

  • Wear and maintain the required uniform when on duty to ensure a professional and easily recognizable appearance.

  • Responsible for proper usage of company maintenance phone including carrying phone at all times when on-duty/on-call responding promptly to all calls and adhering to data usage limits.

  • Provide support for housekeeping and grounds maintenance as needed.

  • Perform other tasks as requested by the CHP Management.

Education and/or Experience

  • H.S. diploma or equivalent GED preferred plus 2 years general maintenance experience required; previous apartment maintenance highly preferred.

  • Formal training in one or more trades (Electrical Mechanical Construction Plumbing etc.) is highly preferred.
